About the APF Community
The Australian Property Forum community brings together first home buyers, investors, mortgage brokers, buyers' agents, valuers, and renovators to discuss the realities of the Australian property market. Online property discussion in Australia stretches back to the early 2000s, when the original Somersoft and Property Investing forums became central meeting places for a generation of investors. APF carries that tradition forward across modern platforms.
Good discussions share specific data, lived experience, and questions that help others — not vague opinions or ramping. The conversations happening in the community directly inform the editorial work on this site: recurring questions become Encyclopedia entries, market debates surface in Intelligence articles, and suburb-level chatter shapes the suburb analysis. The community is the listening post.
Community Guidelines
No spam or self-promotion. Don't post listings, referral codes, or repeated links to your own service.
Cite sources when sharing data. If you quote a median price, growth figure, or vacancy rate, name the source and the date it was published.
Disclose conflicts of interest. If you're an agent discussing a suburb you sell in, a broker recommending a lender, or a developer talking about an area you're building in, say so.
No misleading claims about specific properties. Don't make valuation assertions or growth predictions about individual addresses.
Disagree respectfully. Strong views are welcome; personal attacks are not.
Discussion Topics
First Home Buyers — navigating state and federal grants, LMI versus a 20% deposit, the First Home Guarantee, and the deposit hurdle in high-cost cities.

Market Analysis — auction clearance rates, capital city price trends, rental market tightness, and what the headline numbers actually mean.

Renovation and Adding Value — what genuinely lifts valuation, what doesn't, and dealing with councils and builders.

Legacy Forum (Tapatalk)
The original Australian Property Forum discussion board, with archived threads dating back to 2010. Best for browsing historical context — how investors talked about the post-GFC recovery, the 2017 Sydney peak, and the pandemic-era boom. Activity is light today, but the archive is a useful research resource for long-running market debates.
