About Australian Property Forum
Australia's independent property intelligence platform — free, data-led, and built for the public.
Our Story
Australian Property Forum (APF) operates on a domain with more than fifteen years of history in the Australian property community. The original forum was one of the earliest public meeting places for investors, first home buyers, and industry professionals during the post-2008 era — a period when affordability, negative gearing reform, and the rise of self-managed super funds were reshaping how Australians thought about housing.
The site was rebuilt in 2025 as a modern property intelligence platform. The mission is the same as it was in the early forum days: make professional-grade property information available to ordinary Australians, without paywalls, lead-capture forms, or sales funnels. CoreLogic subscriptions, broker channels, and financial-adviser networks have always served the well-off and the well-connected. APF is built for everyone else.
What We Cover
RBA & Macroeconomics. Cash rate decisions, meeting countdowns, market-implied rate expectations from ASX 30-Day Interbank Cash Rate Futures, and analysis of how monetary policy flows through to mortgage repayments, household cash flow, and dwelling values.
Sydney & Melbourne Markets. Auction clearance rates, median price movements, listing volumes, and the structural drivers that separate the two largest metropolitan markets — population growth, planning policy, infrastructure pipelines, and supply constraints.
National Property. Brisbane, Perth, Adelaide, Hobart, Canberra, Darwin, and the major regional markets. Particular focus on rental tightness, vacancy rates, and the divergence between capital-city and regional growth cycles.
Property Finance. Mortgage product comparison, lender policy shifts, refinancing dynamics, fixed-versus-variable strategy, and the regulatory environment set by APRA and ASIC.
Suburb Intelligence. Coverage across 329 Australian suburbs with median price, growth, yield, demographic, and vacancy data, paired with AI-assisted commentary grounded in the underlying figures.
Editorial Standards
APF publishes daily Intelligence articles and a weekly editorial digest. All articles are generated with AI assistance and grounded in real data — RBA releases, ABS statistics, CoreLogic-sourced indicators where licensed, and reputable Australian property reporting from outlets including the Sydney Morning Herald, The Age, ABC News, and the Australian Financial Review.
We do not publish vendor-supplied content. We do not publish guaranteed return claims. We do not publish growth predictions for individual addresses or suburbs. Where an article references a number, the source and the period it covers are made explicit. Where commentary moves beyond the data, it is framed as analysis rather than prediction.
APF articles are produced using AI-assisted research and writing tools with editorial oversight applied to ensure accuracy and relevance to Australian property markets. All data is sourced from public property registers, ABS Census, CoreLogic, and industry publications. Content is for informational purposes only and does not constitute financial or property investment advice. Readers should consult a licensed professional before making property decisions.
Articles are written in the style of a senior Australian property analyst — measured, evidence-led, and free of sales language. Errors are corrected promptly when identified; material corrections are noted in the article body.
How We Stay Free
APF is funded by display advertising served through Google AdSense and by affiliate relationships with a small number of Australian financial product providers — primarily home loan comparison and home and landlord insurance. Affiliate links are clearly labelled as sponsored placements and do not influence editorial coverage, suburb analysis, or rate commentary.
We do not sell user data. We do not run paid lead-generation funnels for buyers' agents, mortgage brokers, or property spruikers. We do not accept payment for favourable coverage of developments, suburbs, or financial products.
Data Sources
Cash rate and monetary policy data is sourced from the Reserve Bank of Australia. Market-implied rate expectations are derived from the ASX 30-Day Interbank Cash Rate Futures market. Demographic and dwelling statistics are drawn from the Australian Bureau of Statistics. Auction clearance and median price indicators are aggregated from publicly reported figures by major Australian property data providers.
News headlines are aggregated from the RSS feeds of major Australian publishers. APF respects publisher robots.txt directives and does not republish full article text — only headlines, short summaries, and outbound links to the source.
Independence & Disclosure
APF is privately operated and is not owned by, affiliated with, or funded by any Australian bank, real estate franchise, property developer, buyers' agency, or mortgage aggregator. Editorial decisions are made independently of advertisers and affiliate partners.
Not financial advice. Nothing on this site constitutes personal financial product advice. Information published here is general in nature and does not take into account your objectives, financial situation, or needs. Always consult a licensed Australian financial adviser, mortgage broker, or accountant before making property, investment, or borrowing decisions.
