House prices forecast to grow moderately across capital cities

After strong gains in the spring season, house price growth is expected to increase moderately in 2014, with Sydney, Perth and Brisbane leading the capital cities.

The national median house price is forecast to climb between 3 and 5 per cent, according to the Australian Property Monitors' 2014 State of the Market report.

“The outlook for capital city housing markets in 2014 remains mixed with the impact of declining economic activity to act to generally moderate house price growth,” senior economist at APM, Dr Andrew Wilson, said.

“We'll see unemployment rise earlier in the year next year, and unemployment is always an impediment to house price [growth].”

Dr Wilson said the individual performances of capital cities will reflect the impact of local supply and demand factors.

“There's still a lot of energy in the Sydney market," he said.

"Sydney's going to grow by around 12 per cent this year, and it will dissipate through the year and move down to between a 5 to 7 per cent result next year.

“What has been driving the Sydney market to a large degree has been investors, particularly in the western suburbs, and I think we'll see a moderation in investor activity next year.”

In contrast, Dr Wilson said Brisbane's market is set to pick up in 2014.

Canberra and Adelaide are predicted to be the worst performers, with unemployment and deteriorating local economic conditions holding back both cities, and growth forecast between 0 and 3 per cent in 2014.

Meanwhile the outlook for Hobart house price growth is more optimistic and is expected to achieve between 3 and 5 per cent, with signs of a slow regeneration of economic activity, Dr Wilson said.
