Tricky area. Not much point in buying an IP Melbourne wise until 2017 to 2019. Of that inner city is the better early buy and outer suburb the better later buy.
There's always money to be made in particular property, but you have to be a step ahead to get that one.

The way the market has been constructed is that everyone who has a property or a property service to sell is commission based, so to survive they must sell you something. That doesn't mean that there aren't people out there who won't give you honest and good advice, but it does mean that you need to be on your guard and critique every piece of advice that they give.
If you just say to someone here is a shitload of money please help me buy a property with it, you are potentially putting your hard earned money at risk. Read a good property investment book - nothing too complex, if you don't understand it you won't get a benefit. You have to become your own property adviser.
Then decide where you would like to buy property. Talk to a few agents in that area, and keep talking to the ones that you feel comfortable with. Eventually something will come up that fits your requirement.
You also need to get finance in place. Talk to yout bank or broker and get a pre-approval in place so that you have the money side nailed down. Know what it will cost you, understand what the monthly commitments will be and be sure that you can meet them.
Talk to an accountant to understand the tax implications of what you are doing, and do some research on depreciation schedules produced by quantity surveyors so that you understand that. It's not critical, but you may as well get all of the deductions that you are entitled to.
Don't rush in - take your time and choose carefully, the net return matters to an investor.

Thank you all for your wise words , It has been hard trying to find the right person with all the Courses out there for 7,000 + and all the companies with free DVD's . I have been studying magazines and web sites . I am studying and reading as much as I can I shall work it all out along the way ... I will find a local financial advisor and have a chat to them ...
