I had imagined David Collyer probably 20 years younger than the photo suggests. Still, he remains my favourite housing bear. He's passionate and lately he doesn't pull any punches.

Actually Timmy,

I'm feeling pretty good today.

Thanks for asking.
so after a decade of failure you're still optimistic.

common sense just rolls off like water on a ducks back doesn't it..

David Collyer is a Georgist Doc. Warming to him isn't too different to warming to a Marxist.
These are fundamentally philosophically driven dudes. Who are genuinely convinced they have the answers to all of life's issues.
And the only real problem is that other people won't do what they tell them.
And yep, as a result, they do tend to be rather passionate/noisy - With one's need to be noisy, just maybe being some sort of a gauge of just how genuinely flawed their philosophy is?
But anyway, dudes like Collyer scare the crap out of me.

I'm pretty sure I've said this before(?), but have a read of your own 'signature' to get a feel of where I'm coming from maybe?

A decade of failure?

You inhabit a very small world Timmy if you think success and failure is determined by whether you own a house or not.

Property acquisition as a topic was almost a national obsession. You couldn't even call it speculation as the buyers all presumed the price of property could only go up. That’s why we use the word obsession. Ordinary people were buying properties for their young children who had not even left school assuming they would not be able to afford property of their own when they left college- Klaus Regling on Ireland. Sound familiar?

The evidence of nearly 40 cycles in house prices for 17 OECD economies since 1970 shows that real house prices typically give up about 70 per cent of their rise in the subsequent fall, and that these falls occur slowly.

that's nice but we have been discussing housing crash predictions, and the bears constant failure to get it right.

i guess this is your admission you don't own a house though. good job.

I updated the Chart of Shame with the latest ABS house price data...

Really, a Chart of Inflation, with a little bit left over, in selected city markets, for Real Property Price increases.

But I do recognise that the flatter chart line of a real-price graph just wouldn't have allowed you to place as many photos of the commentators you so obsess over as hate figures.

So, besides ignoring the failures of the doom commentators illustrated, you absolutely reject the notion of a house price bubble and the utterances of those who claim there is one. Welcome to the club.

Epic Chart of Shame updated with today's ABS house price data. Just how badly have the silly bears failed?

1. Epic Fail! Steve Keen's Bad Calls and Predictions.
2. Residential property loans regulated by NCCP Act. Banks can't margin call unless borrower defaults.
3. Housing is second highest taxed sector of Australian Economy. Renters subsidised by highly taxed homeowners.
4. Ongoing improvement in housing affordability. Australian household formation faster than population growth since 1960s.

In the spirit of Christmas good wishes, you could do a similar chart with some of the more infamous bear postings from around here?
