Can we start a thread that promotes a better housing solution than the one that is in place now.
Please put up ideas.
Do not make personal attacks.
We could form a police paper that could be forwarded to government.

I've only seen little bits here and there, but the jist seems to be building out of scrap. This show is a bit stupid, but having watched a new diy store go up around the corner in no time using steel and corrugated aluminium, you do have to wonder at how cheap we could build a dwelling. Most of these types of things are looking at re cycling. Fuct recycling unless it's cheaper. How much could you build a good fully insulated house for?

Seems to me to be two solutions

1.Tax Developers who hold huge land banks to keep the land prices up

2.For the rest of us start building smaller houses (Australia currently has the worlds biggest new homes)

ohhh.. can I play too??

How about... Charge a levy for houses that stand empty for more than 3 months? Back dated too, just for good measure... And...

How about... Planning permission and zoning is lost if not used in 12 months?

What about 100% CGT on 3rd and subsequent investment properties, back dated for good measure?

How about taking all the money from the levy, zone and planning and CGT for payment of infrastructure development in expansion areas?

How about making it law that all sales of property are public knowledge and you cannot hide or obfuscate the sale prive of a property? This would assist with much more accurate statistical data. The information is made availe online, for free!

How about a law that makes auction highest bidder the buyer, without exception and liable to purchase instead of it being an invitation to negotiate a higher price? While we are on it, make it mandatory that every auction must have its reserve price stated and every non auction should have a desirable price listed?

I think a good start would be to sack all town planners and regulators, since they have failed to create a sustainable system that works well for the majority. For example the average home built today is not built to last, and while such homes should be allowed, it should be made clear to all that they are trashy energy hogs. Then they would be priced accordingly in the resale market and this I think would in turn promote more efficient and longer lasting housing.

Remove private banks from the equation by law and have fixed federal government loans for housing at rates people can plan their future on. (I hope I don't get a bullet in the head from a grassy knol for that suggestion.)

And your suggestions are good too peter. Let investors speculate on commercial RE only.

Land banks already get taxed pretty heavily now. They didn't used to be, but land banking is pretty much over these days.

As for smaller houses, it would certainly help affordability. A big factor in the rise in the cost of the median house vs. income since the 50s has been the move from the 2x1 to the 4x2.

But the developers will build whatever people want to buy. Don't like your chances of selling 2x1 houses any more. FHBs even turn up their noses at 2x1 apartments these days.

Interesting concept. Might fuck up a few people's long service leave though. Not sure how it could possibly be enforced though.

Zoning is part of the town plan describing what use may be made of land. Pretty stupid to make that expire after 12 months. basically any current usage would become illegal if the council didn';t get around to refreshing it.

DAs already expire after 2 years in Qld. Not sure about other states.

If you mean that auctions that fail to make the reserve would still be a forced sale, all that it would mean is that nobody would ever go to auction again. Having it mandatory that reserves are stated beforehand I assume would mean that the reserve cannot change once the auction has started. It would result in more properties being passed in. But of course you just said that reserve prices should be banned anyhow. By the way, if you make a bid that is below the reserve now, the vendor always has the option to accept the bid and knock it down to you and you are then obliged to pay up.

For the non-auction case I fail to see how it would make any difference, to tell the truth. In the end you still have to have an offer made and accepted. There are so many factors about an offer besides price that need to be weighed up anyway....
For example if you think the person making the offer will not get finance and they make the offer subject to finance, then you would be silly to accept the offer at any price.
