Advice on suburbs to buy in North Brisbane?

So on what grounds might you advise the OP to consider, or even prefer, southside or inner west options over northside ones, given the OP's stated parameters?
I'm just saying that, based on train lines alone, you cannot say only the north side is viable. It is one stop and 4 minutes from Central to Fortitude valley. To my mind that means that anywhere that is not viable for Fortitude Valley is also not viable for the CBD.

Widen the search net and you might find something more suitable to your taste.

But isn't the OP a new arrival to Brisbane, asking for advice on where to live (though God help him, on present form, if he accepts it from us...), with a Fortitude Valley destination for his daily commute?

In that case, isn't "Northside" a useful paring-down of his otherwise infinite Brisbane-area options, based on one of the few salient facts we know about his requirements?

Sure, he could live Southside instead. Hell, he could live in Toowoomba.

But really, where should he start...?

Well, if one has a maximum commute in mind, one should exclude anywhere with a longer commute, which will almost both exclude and include suburbs on the north side and on the south side.

For example, let's look at the suburbs mentioned in the OP and the commute time to Fortitude valley:

Towns/subusrbs on the Northern Line and train time to fort. Valley

Burpengary 54min
Narangba 50 mins
Dakabin 46 mins
Petrie 41 mins
Lawnton 38 mins
Bray Park 36 mins
Strathpine 34 mins
Bald Hills 31 mins
Carseldine 27 mins
Zillmere 25 mins
Geebung 23 mins

BUT there are also quite a lot of express trains that only stop at Petrie, and the commute on the express trains is only 33 mins instead of 40 mins on those trains.

Coming from the other direction:

Ipswich 62 mins
East Ipswich 60 mins
Booval 57 mins
Bundamba 55 mins
Ebbw Vale 53 mins
Riverview 49 mins
Redbank 46 mins
Goodna 42 mins
Gailes 39 mins
Wacol 37 mins
Darra 32 mins
Oxley 29 mins
Corinda 26 mins
Sherwood 24 mins
Graceville 22 mins
Chelmer 20 mins
Indooroopilly 18 mins
Toowong 13 mins
Auchenflower 11 mins
Milton 9 mins

BUT There are a lot of express trains that Only stop at Darra and Indooropilly on the way in after Wacol, and they cut the Wacol commute to 24 mins from 32 mins.

So, if you considered Geebung as viable, you would also have to consider Darra, Corinda, Sherwood and Graceville and Chelmer as well. 3-bedders in Geebung seem clustered around the $400k asking price mark, whereas there are heaps in Darra under $350k. On top of that, Darra is fast-gentrifying because the cement factory and the Wacol prison farm have closed and the Vietnamese community seem to have pushed the riff-raff out. If you want to drive, Darra and Wacol are *much* quicker to get into the city than Geebung.

If on the other hand, you are happy to spend $450k-$500k, then Corinda, on the right side of the tracks, is a genteel old leafy suburb where nobody will put you down for living in.

Oxley might be a good compromise between the two but it seems to be getting dearer now.

You might even find something under $450k in Indooroopilly, but it won't have 4 beds and it won't have a pool. That bird has probably flown.

If you are prepared to live in Burpengary you should also be considering Ipswich. Same commute if you catch the express from Ipswich and far far better facilities in Ipswich.

This place is $279k which leaves you plenty of money to put in a pool. Need to check its flood status though.
