Advice on suburbs to buy in North Brisbane?

No, actually he's not correct, though I don't have the same vituperative intent in saying so as "doubleview".

The actual Citytrain travel time from Roma St (the gathering point of all southern-Brisbane lines) to Fortitude Valley is 4 minutes. But scheduled dwell time adds at least a minute at Roma St, and up to 9 minutes (though typically 1-4 minutes) at Central, depending on the service involved.

Add in the slow progress across the Merivale bridge (restricted to 40 km/h even at the best of times, and a chokepoint if there is any breakdown), and the addition dwell times at South Brisbane, South Bank, and Park Road, and any Cleveland-line or Beenleigh-line origin faces a considerable time-disadvantage in commuting to Fortitude Valley, compared to *any* north-side train (Ferny Grove, Caboolture, Shorncliffe, or Doomben line), over *any* equivalent number of stops.

Trains coming in from Richlands or Ipswich don't face the Merivale bridge, but still encounter added dwell times at Milton, Roma St., and Central.

Scheduled dwell times from the south-side are the nail in Frank's argument.

North
Keppera 13.5klm is 27 minutes
Nudgee 13klm is 23 minutes
Sunshine 12.4 is 24 minutes

South
Cannon Hill 12.6klm is 26 minutes
Salisbury 13klm is 26 minutes
Oxley 13 klm is 25 minutes

Only a few minutes in it

Thanks all for your comments, only just getting back to the thread and just read the comments (arguments :)) on the commuting which is all helpful. Also 'Sober' thanks for reply and yes schools play a big factor, the little one is only 2 but need to find the right area with decent school. Speak later cheers guys.

OK. I guess if you consider the time it takes for a train to get through the city makes any place to live on the other side of the city non-viable, then it makes it non-viable. But the same arguments pretty-much make any place on the south side of the river non-viable if you work in the CBD because of the Merivale bridge. Obviously not everyone takes this view.

If your working @ the valley suburbs close to Toombul Nundah stations like Wavell heights, Chermside you can pick up 3 bedders for (450-500k) look great value to me.

Toombul is 12 min to the valley !!

Suggestion number 1 JJ: Stick to your $450K budget (that you are comfortable with I can only assume) despite any others talking about $500K.

Suggestion number 2: Bear in mind that travelling by road on the north side can OFTEN/USUALLY(?) be a right bitch - In the times when most people want to travel; Though yep, train's passable - I've only personally been annoyed by a drunk schizo that was pretty obviously off his meds once - 'Course I don't personally travel by either train or road that much being a FIFO type.

Suggestion number 3: Listen to the dudes who are saying have a VERY GOOD look before buying - As a Sydney type dude you could SURELY spend WAY more than is required here and think you'd done OK - Eg: IF you WERE actually happy to go out to Caboolture and spend an hour travelling each way, it's quite possible you could buy for a mortgage of less than $25K rather than $250K - NOT that I'm recommending that in ANY way - Am SIMPLY saying. (PS: I went to Caboolture once at 11 am - 'N thought to meself: "I'm not sure I'd want to be here at 11 pm.")

Suggestion number 4: Re the trains, be aware that some stations have 'express' services - Have never especially looked into it myself - Though in general just don't get the impression the potential premium on prices is fully capitalised in yet. (Could be wrong - But that's my thought regardless.) 'N if you were thinking of linking my suggestions no 3 'n 4 togerther in any way at all, think Petrie rather than Caboolture perhaps? And just maybe there's 'express' stations closer in? - I just genuinely don't know.

Seems you were a bit careless about the OP's "ACTUAL" requirement to commute to Fortitude Valley, eh Frank...?

It's also worth noting that your "RAIL LENGTH" figures inflate the "as the crow flies" distances from the CBD to suburbs served by the Beenleigh and Cleveland lines, because of the non-optimal routing over the Merivale bridge.

I missed where he said he had a $450K budget, but I agree with your advice on sticking to it--with one caveat. There are plenty of decent $450K houses available on Brisbane's north side, but precious few near good schools. He'll have to decide how he wants to handle that in 3 years time.

That just reinforces your "Suggestion #3", which I'd restate as: when moving to a new city, rent before you buy, even if only for a few months. The Brisbane real-estate market isn't moving particularly fast anyway, and even if he loses out on some minor capital gains, renting briefly will return so much more in terms of "buyer education".

Re "Suggestion #4" regarding "express services", the problem with those is that you can't rely on them remaining stable over time. QR adjusts their scheduling at least once a year, and their decisions are based on Translink funding, which in turn is subject to the whims of the State Government of the day. If rail transit times are critical, it's best to assume "all-stops" services, and take any express running as a bonus.

It seems pretty obvious to me that you used times to Central Station, rather than Fortitude Valley (per the OP's "ACTUAL" requirement), either as a mistake you just can't bring yourself to admit to, or some weird, desperate attempt to make a point you can't actually back up.

a) You couldn't be bothered actually reading the thread carefully, including the OP's requirements of a Fortitude Valley destination stated within it, or

b) You were too lazy to use the correct destination station on the Translink site.
