They do design houses. One was used to design the house I live in.
and more would be used if affordable land was more readily available. Majority of new sites are filled with project homes budgeted to maximise floor area, offsetting cost of purchasing land with cheap consultancy and finishes.
( However on the flip side, with land sizes getting tighter and tighter, architects are invaluable in unlocking the most potential in a house to suit your desired lifestyle in minimum amount of space )

Yes ... the block I live on is an unusual shape and I suspect the developer used an architect because of that ... and the volume builders probably didn't have a template for it. The volume builders are fine when you stick to their script exactly ... but the moment you deviate from it you have a problem.
The trouble with the world is that the stupid are cocksure and the intelligent are full of doubt — Bertrand Russell
i suppose you think the housing construction boom Shadow refers to is going to mean mums and dads and first home buyers are going to rush out and buy these? these are prestige homes that would be architecturally designed and would cost more than the two hundred grand most people part with to go through metricon or someone like that.
This is why the RBA wants house prices to rise and lead to a construction boom.
Housing construction employs architects, builders, plumbers, electricians, as well as the people who supply the raw materials for building. The houses require furnishing, whitegoods, TVs, generating business for many companies. Then you've got the extra business for real estate agents, brokers, lenders, solicitors etc.
For every dollar spent on construction, three dollars worth of activity are generated in the overall economy...
Given property investors predominantly buy existing stock, property infestors play little to no role in this, and at best can only be counted as part of that additional $3 spend.
Just what is the point you are making here Shadow?
Once question you fuckers are failing to pull your weight in the national economy?
WHAT WOULD EDDIE DO? MAAAATE! Share a cot with Milton?
most houses you buy from a residential builder are standard designs, they then get a drafty to make necessary modifications to suit the block.
architects are typically engaged on larger projects, either residential or non-residential. i suppose you think the housing construction boom Shadow refers to is going to mean mums and dads and first home buyers are going to rush out and buy these? these are prestige homes that would be architecturally designed and would cost more than the two hundred grand most people part with to go through metricon or someone like that.
Architects won't be used in the majority of cases. But the original statement was not qualified which is why I challenged it. Architects do design some houses. Whether you want to call it a custom build / private build / grand designs ... there are certain circumstances under which architects are engaged to design houses. It's typically when someone wants to be in control of how their home is built and doesn't want to be scrapping with a volume builder over every little design alteration.

If you are not living in an architect designed home, you're just camping out.
