Sapa is the place. Supply and demand. The rest is eye wash. If there is more supply in Perth than demand prices go ???? If there is more demand in Perth than supply prices go ?? I personally think demand in Perth will tapper, prices will level out and may even in real terms start to drop. What the government does with incentives and interest rates is not known. My view of a house is that it is a liability not an asset. It does not show a rate of return necessary to classify it as an investment. Otherwise a large company would own most if not all housing stock and rent it at a profit to the people. Buying a house is a better option for most people, because they can not work out how to run a business, or just don't want to. If the general population did not have to pay off a house they would just waste the money they earn on beer, going to the footy, meat pies and holden cars, oh and rent. So by buying a house at least they get something. They retain some value from their labours. Good luck and if you own property as i do, i hope we get through this.
