But a blind idiot could see there was turbulence in the immediate period. We're not over that yet. There may not be falls. It may be okay. But there is certainly a lot of risk. Units are looking very risky. If I was an over leveraged PI in Perth, I wouldn't be sleeping well. Probably explains Mike's late night posts.

Perhaps, but if I was presently a buyer in Perth I would be loving the market turbulence. Prices aren't as high as Melbourne or Sydney but the future looks more stable IMHO. I only care about the future, I don't worry about the past, and market instability is manna from heaven to me as a buyer.
There has been no market crash, just a softening in yields.
If I was highly leveraged I might be concerned about cash flow if I didn't have a cash buffer, that's the only issue and I don't see that as long term if the IP's are well structured.

Umm - most sales don't occur at the bottom of the market. That's why it's the bottom of the market.
