Still trying to find these declines Newjez has talk about for years or more recently the market peaked 4 months ago only to set new all time highs.



Provide links to your comments, proof please. As I never cherry pick, I take all the data as it comes as any smart investor should.

No I have never been a mega bull, I bought most of my properties during bear markets that is the best time to buy.

unfortunately for yourself and the other bears you missed the last bear market and now need to wait a few more years for the next one. In the mean time you get to watch Perth prices rise at least another 10% if not more. That would bring rises since the bottom of the market to about 25% that is very conservative and we could overshoot this by a big margin.

It must be hard work to be constantly wrong, in fact I think you are one of the few bears to yet be right on, well anything really.

You mean after prices doubled in 2 years and were up 140% over 5 years prior to that. Wow and you think I cherry pick.

How's the gold price, recovered the 25% fall yet. :wak:

That's why I am constantly right and you are wrong. You want something to happen as it will fit with your life choices at present, at times you sound rather desperate for it to happen.

The reason I get the market mostly right is I look and see what is happening and base my choices on events. If we did have a bear market, great I can buy a few more properties at cheaper prices. I don't see that happening for a few years yet. Now is the time to enjoy and take advantage of price growth and when the bear market returns and it will return I will be ready to take advantage then.

That is the major reason you are always wrong.

Remember the fact that Perth is continuously growing in its population forecasts ....we are now way near the risk of overbuilding ...high density projects is vital in the city & it's surrounds..

Ive got my own comfort rules to investing & I've generally stayed away from apartments , I've always worked with homes on big blocks, to eventually subdivide, develop then sell off.

I do believe the transport infrastructure will get its act together especially in suburbs that's only 20minutes from the city centre, still room for improvement....

Some of these northern suburbs , like Bedford, Morely, Embleton, Yokine, Dianella, Noranda etc NOT at the mercy of having to travel on the shitty freeway to town.......
There is quite a lot of overseas money wanting to build apartments in Perth so they must have some research that they will sell, particularly from Singapore.

I, also just do blocks and subdivides but only a few, I think I am probably small fry compared to you and Mike :). It is really just our run up to retirement plan.

Who knows Perth might get crazy again soon if Capex continues to rise while all this home building is going on. I am beginning to think this is increasingly likely to happen.

I think RP data is just now picking up on the start of the upgraders who began buying in September, a lot of those contracts would have settled in recent weeks. If you look at the top selling suburbs over the past few months compared to the middle of the year you have a lot more houses in the $600K+ selling. This was a natural flow on from the best first home buyer demand in 7 years over the winter months. Construction starts are also at the highest levels in over 30 years or since they kept records.

If you know the market you would understand that FHB have been buying 70% established houses and 30% new builds. The people who sold to FHB will either upgrade or downgrade. The 70% who sold to FHB now need new homes. Upgraders typical build more new homes as they have the money to rent for awhile, buy more expensive land and design and build a house they want. This is what I think is driving construction. When you look at it from an upgraders perspective with interest rates low yet prices rising quickly, it is a great opportunity to sell and build your dream home while interest costs are low. A big factor in build is repayments while the house is under construction, with rates low you have significantly reduced your costs while you rent.

You also have FHB and upgraders buying off the plan apartments which are booming in Perth. It is the logical choice for FHB with limited budgets and want to live close to the CBD. I can see a risk here though of over building in apartments but so many people complain about traffic and lifestyle it could just be a new phase of cities growth.

The other factors now coming into play is the high end market is now seeing more price growth where as last year we did not. Overseas investment is also playing a role.

On top of this you have a strong local economy growing at 5.1%, unemployment in the low 4% with construction starting to boom and mining continuing to expand.

It all points to a strong market for the next few years until we reach a new price point in which the market will pay no more and interest rates later next year could play a factor.
