fuck me Mike what type of crap is that your valuations are from a year ago Aug12 to aug13 what does that show?.

I agree they have moved up from August last year, Indeed!!! never said they didn't.

What I am hearing from multiple sources and they are people I know well is that established property has peaked and only another cut or 2 will see this change.
I disagree. I am seeing nothing which shows that. You and you're friends will be wrong in my opinion.

Maybe provide some sources then as that is certainly not what we are hearing from all the data collection sources such as RPdata, ABS etc etc.

Don't be the last bear, doubleview, there is a kinda really pathetic air about those folk who hang on to silly cheap house dreams way past their use by date.

Preliminary June quarter figures from the Real Estate Institute of WA show the median house price is now $514,000, with this figure expected to be revised to $525,000 once all settlements are concluded.

This new high comes on the back of strong growth in the March quarter when the previous record median price was $510,000 - later revised to $515,000.

While these trends are positive for Perth's local market...

The recent decreases in the interest rates combined with the increase in house prices, may give a false reassurance to sellers to ask for top $$. :wak:
The reality is, if homes are not correctly priced..
It won't sell.

The issues of costs of everyday living, Job availability etc will influence the buyers to buy if the price is good value.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

It's preliminary data... The median is 515k right now.

“It is important to keep in mind that winter is usually a slow period for the housing market in Perth,” Mr Kusher said.

“Of course, winter isn’t finished quite yet but if we look at the past five years it is shaping up as the strongest over that period."
