Newsflash - rents have started to decrease on REIWA. Looks like the rental crisis is over.
why? probably because people are buying houses.

it had to start at some point, rents are so high it's cheaper to buy a house.

No - it just wasn't possible to obtain a rental. Now it is.

Does anyone have any accurate data on the WA Rental Vacancies?

Last they checked on the REIWA site, they were rising fast, then inexplicably and all of a sudden, they have all been reset to approx. 0% increase YoY.

Which I find hard to believe.

Eg: http://reiwa.com.au/Research/Pages/Market-indicators.aspx

Versus: http://www.propertyobserver.com.au/landlords/perth-rental-vacancy-is-giving-tenants-more-options-but-breaking-a-rental-tenancy-agreement-can-have-serious-consequences/2013080763940

But actually that's what happens when a lot of people buy their first homes. There are empty rentals left over. Mostly the investors don't start looking for the exits until after the yields drop and tenants start getting hard to find. And of course FHBs tend to buy new homes a lot more rather than buying ex-rental stock. I think it is because they see the first home as forever and aren't happy to put up with defects that they are happy to put up with renters when it is "temporary."
The truth will set you free. But first, it will piss you off.

Really?

Solid demand is underpinned by strong employment and wage growth.

Both of which have taken a hiding over the past 6 months. Go on say it will not have an impact.

It's not rocket science.
Wage growth in WA is taking a hiding?

Published today by the ABS (here):

Earnings; Persons; Full Time; Adult; Ordinary time earnings ; Western Australia ; $ Trend

May-2012 1528.60
Nov-2012 1586.10
May-2013 1646.20

In other words, up 3.8% over 6 months and up 7.7% over 12 months.

Please reveal your data supporting your claim that WA wages falling.

Come on perthite, use the good old tried and proven excuse that the ABS has vested interests and thus untrustworthy.
Then scour the internet looking for a survey which was done on 10 people outside Perth centerlink who all agree their income has fallen since they lost their job and viola, proof that WA wages are falling.
I put trolls and time wasters on my ignore list so if I don't respond to you, you are probably on it ....
