Photo of dry property with APF sign or it didn't happen.
We've already ascertained that Spanker and Timmy Tugger are fakes and frauds and that Earthsta is the real deal, so we no longer need to revisit that ..... unless of course you want to?

However, feel free to tell the relatives of the dead bodies washing up on the river bank that it didn't happen.

Having spent quite a few hours helping out at evac centres this week, I can see the human face of misery. How do you feel slum lord?

If I'm underwater, where am I posting from?

Bundberg council need to take responsibility now and demolish the flood affected areas. There's no doubt this will happen more often now. This is the second time now in only a few years. The cost will be enormous if they don't relocate these places long term. It's idiocy to spend money rebuilding in the same spot. The council need to force certain building codes on those areas at a minimum if they are stupid enough to rebuild otherwise long term you'll see these floods wipe these places out economically. Rates will be astronomical.

Updating building codes for flood-prone areas seems like a trivially good idea. There is no excuse for having your floorboards below the 100-year flood level. Seems we forgot how to use stilts at the same time we stopped building Queenslanders.

Demolishing and not allowing to rebuild seems more problematic. Unless you compensate, it amounts to expropriation. They did do some land swapping in the Lockyer though, so it's not out of the question.

No real reason to think it will happen more or less often in the future. It's normal to have multiple floods close together. The last time we had big flooding in SEQ was in the early 1970s. There were big floods in 1971, 1973 and 1974. Where I lived (upstream from Bundy, actually) the biggest was 71, followed by 73 and 74 was the smallest. Most people only remember 1974 because that's the one where they had a freak dump in what is now the Wivenhoe catchment.

Before that 1956 was a big flood year but there were a couple of floods around it. Before that the big flood was in 1942 and that is still the record for the Burnett River since white settlement.

Brisbane had 3 floods bigger than 1974 in the 1880s. (and the biggest was several metres higher. Think how much water that would mean!)

So the odds of having another flood in the next couple of years are higher than they would be if there was no flood this year.
The truth will set you free. But first, it will piss you off.

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.

Forum Rules: The main forum may be used to discuss property, politics, economics and finance, precious metals, crypto currency, debt management, generational divides, climate change, sustainability, alternative energy, environmental topics, human rights or social justice issues, and other topics on a case by case basis.
