I have been looking around (I am in Perth) and it feels like they are similarly priced.

If you are looking for capital gains and financial returns than more land; if quality of life is more important than newer house maybe the way to go but i always prefer more land
Does your town plan say you can do anything on a larger than 600m2? Might be better off looking for an 804+ Mind you, the example given not much could be done with it anyway.

Heathridge is due for rezoning so if you can get a big block there you could get a good upside in the future. That heathridge house is a great buy it seems too cheap have you checked it out? - what some folk do is put a granny flat at the back and charge $250 to rent it out.
If you are going out as far as Butler - I would take a look at Quinn's Rocks where there is also likely to be a change in zoning once they get the sewage pipes finished. http://reiwa.com.au/Real-Estate/Quinns-Rocks/3278144
When we were househunting a couple of months ago anything decent in Heathridge went quick, where as there were still some bargains to be had further out.

new builds? They are piles of junk that will collapse in 2 or 3 decades. Do yourself a favor, go out to where they are building and look at a few before the wall cladding goes on. A house built out of treated pine? My father was a builder and he would turn in his grave if he could see what they do today. Even brick is rubbish now. The slabs are all too thin, all the fittings are crap. Basically you're buying a $12 Aldi toaster house.

i think quinn rocks and butler are full of homes west and drug labs? i'd be careful buying up there as there's been a lot of trouble lately.
i own a 1970's/80's house on 700sqrm, it's not too bad but one thing they didn't do in those days was lay vapour barrier before the tiles. look at that as it'll have an impact on what the roof is like. they also weren't too clever with water proofing in wet area's so check walls for peeling plaster, maybe even buy a damp meter for $60 from bunnings so you can test.
also look if the house has insulation, and if so what type.
one good thing is those 80's houses had big rooms and they did the brick laying and foundations well. you don't see cracked brick work too often in those houses. check for it anyway of course.

Unless you plan on working in the area around Butler, definitely buy the bigger block, in your mentioned case, Heathridge. Likely scenario, whilst reasonable initially, the area's that far north of Perth will get socially and economically worse over the next decade, whilst closer areas will be more desirable. Re-do the kitchen and buy closer to Perth on bigger land.
Or buy much closer to Perth again, sub-divide a property, sell original house, and build on the cut block. This is exactly what I want to do, although in the Tuart Hill/Yokine area. Tricky to pick up exactly what you want, but I have time to wait for the ideal, be it next week, end of the year, or even 2015. Even insured against price rises and falls, as once purchased will cut and sell in the same market.
Don't think prices will move much in the next few years, maybe up by a small margin (but also could be backwards too), negligible in the overall scheme of things. Still doing some lowball offers for not the ideal properties, trying my luck. You never know when someone needs to sell, and I sell the low offer with unconditional offer, 10 deposit, settlement in 3 weeks. Agents, although not liking $ on offer, really prick their ears up when you go in strong unconditional. Three offers in last month on sub-divided land, all agents went to owners, no luck as yet.
There are meth labs and undesirables in all suburbs in Perth, the city is riddled with them.
But sorry mate, I could never recommend living in any of those suburbs as they are shockers!
Do yourself a favour and save up a bit more money and buy in a place where you are safe to walk around the street...during the day!
Gosh you sound like a snob - there is nothing wrong with Heathridge - it has good transport links and I know several people who live there. The rents there are good and it is just fine for first home buyers. Lots of upside too when the new zoning comes in.
