I state that your figure is wrong. You say you have some consensus with a bunch of anonyms. I produce proof your figure is wrong via the ahuri. You state the figures are fudged and "no way would they actually table the costs" I produce the table of the costs. And you state the numbers are fudged, forgeries or from "the most expensive development in the country" I could produce invoices and you would still say its some kind of forgeries.

These people see conspiracy and data manipulation everywhere. You can post the official stats, and if they don't confirm with their position, you will be accused of posting fudged data, or more often simply ignored.

Total compliance costs............................ $157 per lot.
Planning application fees......................... $250 per lot.
Local development contributions.............$7,000 per lot
Regional development contributions........$7,000 per lot.
Subdivision/construction certificates.......$25,000 per lot.
Licenses (eg. utilities, special permits)......$3,500 per lot.

All right Count - you tell me what a developers costs per block are. As I recall Qld is about the cheapest and the contributions are $28K per block before they worry about connection services, so around $70K plus purchase price and holding costs seems fair, but I would like to see your figures in real dollars, not ounces of tungsten or gold, not even sexual services or double ice cream cones, just aussie dollars thanks.

The cost of installing roads is a little difficult to estimate - it will depend on the terrain, drainage and a million other things, but in the NT it costs authorities $600,000 per kilometre so a small development has some costs that seem to be beyond your budget, and that has to come with kerbing and channeling, plus the blocks need individual electric power, telephone, maybe gas, water, sewerage, broadband cable, perhaps a small bridge if there is a creek, a percentage of the development gifted for parkland or recreation, etc etc - how much did you allow per block again?
Queensland developers have blamed infrastructure costs of up to $50,000 a block for a three-bedroom house for the slowdown in growth, but yesterday's announcement by the government will cap the developer payments at $28,000 for a three-bedroom house and $20,000 for a one-bedroom or two-bedroom home.
Again the prices quoted are for the most expensive developments. None of this is ordinary fringe development.
Tell me instead the typical infrastructure contributions, not the most expensive.
