Really, and I ask this in genuine bafflement, what does the Gold Coast today have for the cashed-up Asian tourist that is either:
a) world-class, as a tourist destination, and worth paying money-no-object dollars for, or b) mainstream average, as a tourist destination, and a compelling bargain in relation to Bali, Malaysia, Thailand, Viet Nam, New Zealand?

There is another style of Asian money magnet that could potentially work, but the Gold Coast isn't a target for it at this point. There is still a propensity for rich Asian families to send a son or daughter overseas to acquire a Western education, a safe-harbour passport, some foreign property, and perhaps start a business.
I say "still" because that propensity is by no means new. But long after the initial rush 20 years ago, when Hong Kong's pending repatriation to mainland-China generated a sense of crisis, there is now a much greater emphasis on value-for-money. And here again, the Gold Coast falls down, with a distinct lack of highly-ranked tertiary education options, compared to other Australian cities, let alone other countries. (IMHO, there are several areas of Brisbane that now receive a lot of this money in preference to the Gold Coast.)
Chinese/Japanese don't want to go to Thailand or Vietnam, well not unless they get chased out of their country screaming. NZ yes but they do that WITH a trip to Australia as the main focal point. Tourism in Australia is going to pick up more and more (assuming the dollar drops 10%) when confidence is restored in the USA/Europe.
I agree regarding Brisbane. The inner city living and week night streetlife is becoming dominated by Asians. I think it's going to be good.

Actually Thailand is a very popular destination for young people. Nearly everyone I know has had a holiday in Thailand. It's really cheap. Vietnam not so much. Cambodia is getting more popular. I know several people who have been there in the last year or so.
Australia is still for the well-heeled. Definitely not for the younger set.
One of the big attractions of the GC for both Japanese and now Chinese people is that there are cheap golf courses that aren't always 33 degrees and 100% humidity.

Yes, a Bangkok full of a Japanese restaurant and Aussie mouse on the big cheap shop-up after Phuket. It can see a bewilderment in its eyes as it looks at low the prices of a goods.
I have just discovered this forum and I am sure it will become a valuable resource for me. I am considering a permanent move back to Australia and am looking at the Gold Coast as a retirement prospect. In this thread alone, I have gained knowledge that will help guide my decisions regarding the purchase there, of a new home.
Incidentally Thai Tourism has advised those involved in the tourism accommodation business in Thailand, that in 2013/2014 one in two short term tourists arriving in the Kingdom will be Chinese. So far this prediction has proven correct in my own business in the north of the country. The Chinese are also investing heavily in the Marxist communist state of Laos; and I have been approached on three separate and unrelated occasions by agents representing Chinese, who have a seemingly unlimited investment fund and who want to buy local accommodation businesses in a similar manner as did the Japanese in Cairns in the 80s.
I look forward to learning much more about property investment in Oz generally, and on the Gold Coast in particular through this forum.
