Agree, I was suprised at the low volume as well. Tried to find a similar report for surrounding areas (dulwich hill, petersham, marrickville) from same provider but had no joy.
Hard to know what to make of these numbers without any context. I assumed being an inner west "growth area" that sales volume would be much higher.
Places advertisied for sale seems to follow same trend
Obviously very crude analysis. However does seem to show that sales volume is reflective of population (and therefore market size, assuming similar persons per house ratio)
