There is no need to spend anywhere near 100k plus if someone is able to do most of the work themselves .
There are people who actually do well even in a down market. They do their research, lowball a property with huge subdivision potential, source cheap materials and do most of the renovation work themselves. Granted they are well informed and have spoken to council and a surveyor regarding subdivision prior to purchasing the property.

If you re read my post in full you will find that i suspect the people in this particular situation have made a mistake.
However there are people who develop property for a living and still do quite well from it to this day (yes, even in this market). They have done so for years. Even during recessions with interest rates at both extremes. These people are informed and make educated, risk balanced decisions.

My impression with the western suburbs (anything west of Double Bay) is that although potentially strong in a rising market its not so good in times like these. Most owner occupiers there there are young, work for salaries, earn less than 100K and would default rather fast if they lost their jobs.
And this whole Redfern fad is just ridiculous. Its clearly not a nice suburb, full of meth addicts, crazy people, hipsters on bicycles and guys with beards that work in advertising. Next to Newtown its probably the shittiest suburb in Sydney. My guess is its gonna come back down and everyone is going to wonder what they were thinking.
