APF is more like a battleground. If it were a forum dickheads like most of the bulls wouldn't set so much of the tone.
stinkbug omosessuale

Frank Castle is a liar and a criminal. He will often deliberately take people out of context and use straw man arguments.
Frank finally and unintentionally gives it up and admits he got where he is, primarily via dumb luck!
See here
Property will be 50-70% off by 2016.

Just out of curiosity, what did you use to determine bull or bear?
eg
Rastus2 and I both believe house prices will rise around inflation rate (2-3%) yet we are in opposite groups?
And I agree with most of zaph's posts and once again he is on the other side?

I put trolls and time wasters on my ignore list so if I don't respond to you, you are probably on it ....

It's funny a poster like yourself calling other people dickheads? You are one of the most combative and abusive posters on the forum!
For Aussie property bears, "denial", is not just a long river in North Africa.....

Am not a bear.
You want to say , your not a bear, so your a bull otherwise you would have written that you were not a bull but did not.
Are you just as confused about your sexuality, cause thats the impression you send across here. Basically you dont know weather you are Arthur or Marthur :wak:

There are only two groups here, one knows and understands exactly what is happening both here and around the world, this group is the bears. The other group , well they have no idea or understanding what is going on here and around the world , they say things to suit there agenda rather than reality , this group is the bulls.
Now which group are you in ;)

Good question. General vibe, gut feeling. The type of articles they post, are they bullish or bearish. Who do they argue with the most. Rastus2 spends a lot of time arguing with the permabulls, Shadow, Strindberg and Frank. You seem to argue with the bears more, and put bears like Ted on ignore.

The irony -- there are more bears here, but they're all wrong about property, and they're the most abusive group!!

You are right about me. i'm slightly bearish on property, with a focus on Brisbane. i'll post up anything property related, bearish or bullish. Trojan probably agrees with a lot of what i post because i don't try to deny reality; if there are facts, data or evidence to support something from a credible source, I'll accept it.

Its easier to ignore the facts rather than face reality ;)
A typical bull trait :wak:

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.

Forum Rules: The main forum may be used to discuss property, politics, economics and finance, precious metals, crypto currency, debt management, generational divides, climate change, sustainability, alternative energy, environmental topics, human rights or social justice issues, and other topics on a case by case basis. Topics unsuitable for the main forum may be discussed in the lounge. You agree you won't use this forum to post material that is illegal, private, defamatory, pornographic, excessively abusive or profane, threatening, or invasive of another forum member's privacy. Accusations, attacks, abuse or threats, litigious or otherwise, directed against the forum or forum administrators aren't tolerated and will result in immediate suspension of your account for a number of days depending on the severity of the attack. No spamming or advertising in the main forum. Spamming includes repeating the same message over and over again within a short period of time. Don't post ALL CAPS thread titles. The Advertising and Promotion Subforum may be used to promote your Australian property related business or service. Active members of the forum who contribute regularly to main forum discussions may also include a link to their product or service in their signature block. Members are limited to one actively posting account each. A secondary account may be used solely for the purpose of maintaining a blog as long as that account no longer posts in threads. Any member who believes another member has violated these rules may report the offending post using the report button.
