Hello all. A very nerve racking first post given the VERY strong opinions that seem to be held here. I've been reading through the various threads in this forum for about a month or so which is enough to give me the impression that you have to be classified as a "bull" or "bear" depending on which way you think house prices are playing. <snip>
Damo
House price falls will moderate somewhat over the next year or so as interest rates fall because of recession.
However, the RBA will run out of bullets, the govt out of ammo and price falls will then accelerate, quite probably for a further 5-6 years thereafter
Dont listen to Frank...he doesn't shit from shine whilst Shadow and Strindberg are both real estate lobbyists.
I can't say I doubt the 5-6 year call, but it's a bit depressing. I definately want to be in my own home well before then, but will then have to watch the re-sale value decrease for a little while Here's hoping most of the decrease is out of the way in 2-3 years. At some point it's not just the price that matters, but the lifestyle of owning. At the moment I don't think it's worth it, but give me some options 20% cheaper, and at a point when rents are probably going to be higher, and it'll probably tip the scales.

Frank does have a point - posting median prices without posting the volumes is rather misleading.
Nothing misleading at all. Frank showed us the dissaster area, I merely did a median house price search and ask for it to be posted, which by the way was done by our lastest bull ,PERTHBULL, and thanks a lot for doing that .
So to be honest i have know idea on how many sales were ahieved to get these rsults. Just posted up the numbers from the search. So as you can see the lastest median shows 195k. Now if these were dec figures i wouls say not enough sales results to be accurate, but this is for october,so we should have some numbers to go off according to frank who thinks the area is so great he bought at the beight of th boom. So either the median is geeting smashed or nobody is buying there to post any decent figures.
As you can see frank has no comeback, he bas been to busy changing his undies. What can I say frank, goodluck mate, looks like you will be needing it,thats one thing you can be certain of.

In that single suburb? Not many and they have mostly been knockdowns, so cheap like the example shown, scewing the figures and you have no idea how to spell either.

And why would I be doing that exactly? Rents are increasing all props are CF+

Sure there is You started off saying Rockhampton, then changed to a singular cherry picked suburb
Then you use a tool that has never been used by anyone on the forums before (RE.com)
If you want to use ACTUAL data, try using something from ABS or REIQ and at least then you wont look the trolling fuckwit you do now.
REIQ

What shit are you going on about, i did not cheerie pick anything, you posted the suburb and i ppsted the results of it.it was advertised by a rocky real estse and i merely stated earlier that i had looled at rocky a while ago and it had since shit itself. You picked the suburb and the results were printed for that suburb.you are cluthing at straws here frank and have been owned something shocking.you called me a liar by saying it was bearshit, as you can see nothing more than fact. You can believe the lies frank, it wont do you any good what soever.
What shit are you going on about, i did not cheerie pick anything,
Yes you did You used an unreliable source and used a single suburb to represent a whole city
Quote:
I looked at rocky a while back, it has since shit itself. The area you showed us has also been shitting itself. Median house price in march 2011 was listed at 362,000. The latest median listed is october 2011, beind 7 months later is listed at 195,000.
You lied, end of story. It would be like me using Norman Gardens figures from your same source and claiming that as a true representation of the Rockhampton area
Quote:
Date Median House Price Median Unit Price Jan-11 $455,000 - Feb-11 $440,000 ........$310,000 Mar-11 $400,000.........$270,000 Apr-11 $452,500.........$299,000 May-11 $377,000.........$270,000 Jun-11 $335,000.,.......$245,000 Jul-11 $434,000.........$297,500 Aug-11 $450,000.........$290,000 Sep-11 $360,000.........$262,500 Oct-11 $420,000.........$270,000
But I wouldn't do that as it is a lie, misleading and disingenuous It never stopped you though.
And please do something about your appalling spelling, or are your nerves that shattered from the repeated pwnage you are getting?
