New words for property bulls

1. CASHTRATION (n.): The act of buying a house, which renders the
subject financially impotent for an indefinite period of time.

2. IGNORANUS: A person who's both stupid and an asshole.

3. INTAXICATON: Euphoria at getting a negative gearing tax benefit, which lasts until you
realize it was your money to start with.

4. BOZONE ( n.): The substance surrounding property bulls that stops
reality from penetrating. The bozone layer, unfortunately, shows
little sign of breaking down in the near future.

There are a lot of adds on tele these days, not only for pay day lending but for those strugglimg to make repayments or have debters hassling them . These have grown larger over recent years. One add has one cartoon type character called johnny debt, who has a lot of bills to pay.

The other new lows are all these superfund adds showing that superannuation and retirement were a thing of the past. That has never been the case before. One add showz archaeologists digging out old golf clubs, another shows a grandfather ( or could be father) telling the young boy the museum display is showing people in retirement. The old bloke goes on to say, ' people did it when be was a boy'.. Then there are all sorts of other adds depicting similar things.

Zero is coming...

I have invested for over 40 years, i see little opportunity right now, so any investing i am doing is from cashflow.

I have had various private bankers for at least 30 years, i have not spoken any business with the latest for at least a year.

Debt at this time i can see little use for.

Imagine buying an investment with no net yield, borrowing 90% of the agreed purchase price and having to pay through the nose for the privilege.

Seeking an ever greater fool.

A down turn of just 15% in the arena would wipe out so many fools.

I am analyzing some of my associates that have run and own multi generational family wealth systems like mine.

I don't like what i see.

Due to the fact that many involve the next generation the investment decisions tend to blindly follow the trend, no matter what the new paradigm may be, this is due i feel to the previous investment in plant equipment, land holdings but most importantly the training of the next generation.

I am seeing long term players making what appears to be beginners mistakes.

One just bought a wheat farm for an eye wateringly high price, because his neighbour was going to buy it.

This is as wheat prices reached an all time low in real terms in Australia.

The list goes on.

And their decisions are logical, if you start at one end of the position, but if you start at the other they are to the negative.

I see many positions being "Zeroed" and by this i mean totally worthless.

To the point that even if the position was free i would walk on.

Don't look left don't look right.

So in the case of the wheat farm the $4m price for the farm will actually be worth zero.

And all other farms owned under that structure will be worth zero.

So an entire system will be rendered useless.

Hard to see before it happens but blindingly obvious when it happens.

But he employs farm advisors not philosophers.

A farm advisor charges money, a philosopher just sends you crazy.

Anyway enough for now.

Oh, another industry is the building industry, imagine buying a building company 12 months ago on the East coast???
How could you go wrong???
What would it be worth??

If you really did you would understand the importance of well planned and organised Trust stuff which you have never mentioned.

If you did you would understand how tax minimisation is implemented to benefit the family wealth transfer when appropriate.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

( little if anything to support it going forward)

Ford and Holden going, jobs still heading offshore........The Rba is ready to act.
