I don't think Shadow needs a shovel to dig himself out of this hole. An excavator might be more useful and while he's at it he could kick off the new construction boom digging the basement for a new Sydney high rise.
I just want to see Shadow make a prediction for the property market in 2012.
The problem he has is that he wants to appear bullish but honestly believes the market is going nowhere except down so he can't bring himself to make the call.
Given the banks are all predicting slight falls this year it would take a brave man to call the opposite.
What you have there is a preliminary prediction simply based on extrapolating a trend line. Obviously extrapolating a trend line is insufficient basis for a final prediction. The final prediction taking all fundamental factors into consideration was for Sydney house prices to approach $1M by 2015 (exact day in 2015 unspecified).

This is a marked difference to all the bears from GHPC and Credit Crunch who changed identities and ran off to hide on closed 'bears-only' forums when all their predictions turned out to be a massive fail.
And those were the same bears who insisted the bulls would vanish at the first sign of a market downturn. That itself was another failed bear prediction, because the bulls have now stayed around for two housing market downturns, and it's actually the cowardly GHPC bears who vanished and changed identities.

What kind of guts does it take to put out a prediction in2008, change it in 2010, again in 2010, again in 2011. Again in 2012 and then claim that only the final one is the real prediction...
Those kind of guts are found laying around a chicken pen after the fox has visited...
My prediction has changed over several years... Sydney house prices to $1.25 by 2014-2015, approach $1M by 2015, approach $1M by June 2015, $975 by 2015, $966 by the end of 2015, and finally, your bet.
I will certainly revise the prediction in the future, since so far I have had some 4 or 5 reasons to revise it for the past few years.
All predictions are real as soon as they are made.
Thus I have made somewhere between 5 and 6 revolving around this sydney median house topic (I lose count).
