The tenant IS paying their rent and NOT damaging the joint - Doesn't even sound like a 'problem tenant' as such to me? ... The landlord needs to swallow a gobful of cement and harden up VERY considerably; Or get into another game - For mine.

I recall my renting days. I told them I had my own clothes dryer and wanted to place it on top of my front-loader washing machine (to save space). So I asked if they could put their (wall-mounted) clothes dryer in storage. I was told, more or less, to f--k off and find another property.

I would agree the Tennant's sound like a pain in the arse.
That said, the time has now come where the Tennant's are now wearing the boots. Quick change from when the llandlords where.
Tennants are now dictacting rental decreases or threatening to walk out. See how investors go when their rental returns decrease tenfold on their rental increase expectaions.
And things are only just warming up, plenty more falls to come, for years
I'm guessing the reason you are fat is you choose to eat cheeto's rather than deal with the reality that housing is never going to drop that magic 40%.
It is quite rich that historically he has posted the 'end is nigh' several times and in nearly 4 years NONE of it has come close to being reality. In fact the polar opposite has occurred, I even saw a 'mwahaha' moment from him about the GetUp campaign which was a grass roots FHB boycott of buying property.

And as I told you recently, my last 5 rent reviews of Canberra properties have had 2 increases, 2 unchanged and 1 down (by 40 bucks a week, but it was over market anyway).
