Are you telling me you would seriously invest in Aveley?

Aveley (Vale) is one of my investments.

Rental income is good, property values are up. Are you seriously saying that this is bad.

:bl:

Here you go wonderboy ... Still renting for free :lol

Vale wins coveted national award
Brookfield Residential Properties’ premium urban development, Vale triumphed over all other projects by other States and Territories to be voted by industry peers as the best Residential Development in Australia at the Urban Development Institute of Australia’s (UDIA) National Awards for Excellence.

Vale is Brookfield Residential Properties’ premium master-planned, private community located 35kms from the Perth CBD in the north eastern corridor. In 2010 Vale also won the State UDIA Award for Excellence in the category Residential Development over 250 lots.

Brookfield Residential Properties Managing Director – Communities Anthony Rowbottam said the prestigious award was testament to Vale’s success.

“UDIA is the peak representative body for the urban development industry and to receive this award for Vale, our first major land development project that is being delivered as a benchmark project to grow our national business, is truly rewarding,” he said.

“Since its launch in 2004, Vale has become one of Australia’s fastest selling and successful residential developments.

“More than 50 per cent of our sales inquiries are from word-of-mouth, local residents are proving to be our best salespeople by referring family and friends into the estate and those seeking to upgrade homes are doing so within Vale.”

Mr Rowbottam said focus on promoting Vale’s social and economic sustainability were important factors to Vale’s growth and success.

“We have placed strong emphasis on developing a master-planned community at Vale which involves promoting and establishing a close-knit community,” he said.

Mr Rowbottam said Vale was a high-quality development that encouraged an open community with its shared recreational community facilities.

“A big part of the Vale development is devoted to community facilities and environmental reserves such as landscaped parklands, lakes, natural wetlands, protected bushland, walkways and bike tracks,” he said.

“Providing these types of facilities creates a unified community and contributes to making Vale a great place to live.”

So bulls can laugh at and poke fun at them.
So they can warn the less educated being fed constant bullsit by bulls, who are simply too stupid to see the obvious even though it has been clearly spelt out.

I mean look at yourself, you buy property in queensland and pay interest only loans using little if any deposit, probably leveraged from what little equity you had in your ppor. And you clowns think this is an investment.

And so bears can continually tell us how foolish bulls are and how clever they are, that clever that they can analyse your net worth without any of your personal information.

The Bears are here because they have balls.

Love em or hate em, they show the courage of their convictions, are are not afraid to debate the issues they see as important.

I have far more respect for the Bears here, than the ones that hide out in echo-chamber forums / blogs, never having their views challenged, and knowing any dissenter is likely to be banned.

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.
