Time to Roll the Dice in Perth?; Buy, Sub-divide & Build plus Reno.

Just missed out on 980 m block in Morley for 400k.

Looking to sell both in around 18 months to 2 years. Hopefully.

Thoughts?

If you are looking fo somewhere to live and you can scrape together the dollars, now is always the best time to buy.

Investment in Perth? Not too sure about that one unless you can pick up something for a fair bit less than it would have cost you three years ago.

The downward pressure on prices still has a way to run. There is no need to rush in.

Thing is Dolly, you can spot a boom in Perth a good year before it happens if you know where to look.

And looking a good year ahead, there is no boom coming our way.

So those who don't have to sell will not sell and those who have no option but to sell, will take whatever they can get.

And those who don't have to buy can wait until someone who has to sell meets them on price.

It's a bit too early for an IP, but for your own home I more or less agree with Jimbo, any additional downside is more or less offset by rents, and the best price for building supplies is before the upturn, and more than supplies, hourly cost of tradies (thinking electrician, plumber, tiler etc) will be fairly good about now.)

Kinda my interest - getting finance for an owner builder is difficult, a lot of lenders won't touch them - nail that down before you jump in. Without ringing around I don't know who does them. Maybe you already have that sorted. Much lower LVR's - LMI won't touch them.

If Perth bottomed three months ago, how come Perth has dropped by 1.5% in the last three months?
