I am familiar with home open days for selling houses.

But do people do these for rentals? I would have thought there would be sufficient demand for rentals you wouldn't need a home open?

Very common in Brisbane. I wouldn't use a property manager who doesn't do them.

I'd agree it's common in Brisbane and I assume in other high density/high demand places like Melbourne, Sydney etc.

My investment property got rented through an open day.

However, when I was renting in Gladstone there was no open days. We just called up the real estate agent and they pretty much just took us around to all their listings within our requirements.

I honestly preferred the Gladstone approach from a renters perspective, but that only works because it's a small town. Only takes 15 minutes to drive from one side of town to the other and there's no demand for open days. They may have done open days in the boom but I have never seen it while I was there. If they had an open day they'd be lucky to have someone come view it once a month since most places were on the market for a few months.


You have to remember renting a place isn't about renting to the first person you come across. I think we had 3 proper applicants for our property and a few verbal in the first week, and we picked the one we thought was best. One we didn't want since they were a uni student however they were from the UAE and got given like 60k a year tax free from their government for studying overseas. Then another was a couple but they had a small dog, I would've said yes if it weren't for our 3rd applicant that was a single guy with a great rental history and a professional job. So we went with the single guy and honestly he's been great, the place looks better since he's moved in than before.

So yeah it's not about getting the first applicant that walks through the doors, i think open days exist so that you can get a variety of applicants at the same time.

Technology is important to understand and its rate of change in time is going to change stuff.

Something a little different.

I'm aware of the 360 Rooms app which allows agents and PMs to create immersive virtual tours in less than 10 minutes for only $10. The app is free to download and when paired with Ricoh Theta S camera captures 360 photos and stitches them together(based on an uploaded floorplan) to create a seamless virtual tour.

Vire has been launched to help PM's cut inspection times (hopefully will it be thorough or more room for error?? I don't know is it like a GPS giving coordinates to an unfamiliar area and its actually longer???? .... ). The time savings are made by the app optimising the route agents spend between props, automating back office tasks and delivering the condition repot to owners online. The developer is also aiming the extend the app into maintenance, applications and payments.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

Of course they do. How else would people know if they want to rent the property? If the rooms are large enough? If their furniture will fit?

Would you rent a property for 6 months or 12 months without looking at it first?

What is the purpose of this thread?
My only hope for my three boys is that they turn out nothing at all like Chris.

It's a long time since I rented or let a property, but when I did it it by appointment.

It's a long time since I rented or let a property, but when I did it it by appointment.
Before the internet took off by appointment if tenanted. Which often meant a delay of a few days while the agent served notice. If vacant most agencies would give you keys and you could inspect at your leisure (in exchange for a deposit or drivers license). This was Brisbane and Cairns.
