Mandurah down 50% nominal???

Makes Foxbats call of a 40% real drop look a little light :D :D :D
I just met a chum yesterday who's unemployed. He told me he's moving to Mandurah because the rents down there are ridonkulously cheap. 4 bedroom houses going for $350. He's gonna rent it with 3 mates.
So that'll be $87.50/week. Just let that sink in. It costs more than that to fill my car tank for a week (the V6 is a bit thirsty especially when the engines revs high as I launch over the roundabouts).

If all he wants is cheap rent he'd be better off in Gladstone:

300/week for 4 bedder house, looks new too:

320/week 4 bedder with a pool:

How about 330 a week for a 5 bedder?

https://www.realestate.com.au/property-house-qld-new+auckland-418188670

Maybe he wants to live it up a bit, 5 bedder plus a nice swimming pool for 380 (two options):

https://www.realestate.com.au/property-house-qld-boyne+island-421750614 <- the better option, close to the beach and decent fishing spots if that's what he's into. Not too far a drive to Brisbane

This is from looking for 2 seconds, all those rents would be negotiable too by AT LEAST $20/week.

You can practically live in a castle by the beach if you're able to spend a bit more too.

Oh and mind you, Chris thought I was full of shit when I said I rented a 3 bedroom townhouse in Gladstone for $350/week.

So property has to rise or who covers the interest, rates, improvements, land tax, stamp duty, mortgage insurance, insurance and agents fees???
The tenants.
Consumer protection laws extended to small businesses. Banks not permitted to repossess due to non-monetary defaults (for example, a fall in the property value).

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.
