Are you saying you disagree with my statement that if someone has a PPOR with a mortgage they are paying down and have no investments leveraged off that and simply live in it and pay down the mortgage they get no material benefit from house price rises. They can upgrade but that's about it, once they have their final home that could go from $5mil to $10 mil in one year but unless they chose to sell it the value is irrelevant whilst they are living in it

He still holds the conflicting view that boomers houses going up in value doesn't make them wealthy, while insisting their PPOR's need to be means tested. He's also pissed off that boomers hold all these houses, but then he gets mad when they sell them and downsize.

There are multiple benefits.
1. They can purchase other goods using the equity (cars, holidays, IPs etc) 2. They can reverse mortgage and live off the equity in retirement 3. They can sell, downsize, and pocket the spare cash 4. They have a more valuable asset to pass down to their kids/grandkids
