Taxis and newspapers have been replaced with new innovations to some extent, but it's unlikely we'll discover suitable alternatives to living in property.

There will always be increasing demand for habitable land - as long as the population keeps rising anyway.

Consumer protection laws extended to small businesses. Banks not permitted to repossess due to non-monetary defaults (for example, a fall in the property value).

Airbnb has been a disrupter of sorts and has taken many long term rental properties of the market, which can only have an inflationary effect on rents.

I'd kick you in the dislikeable person if you applied for one my rentals.
Damn sure I'd not want Chris or Hidflect or Tommy or Sno Flake as me tenants.

'Cause wif me houses all bein' debt free 'n havin' $850K cash in bank why would I care?

Like as in I drops a bit of rental income - But it would be a case of good riddance ta bad rubbish for mine.

So choose ya LL wisely if it's ya specific little goal in life ta make yaself feel better about yaself by successfully toolin' him over would be my suggestion?

Sheesh, I'd rather get $50 less per week off a half decent human being than that extra little bit from a totally obnoxious thoroughly arrogant 'n completely unpleasant arsehole.
