Yes it's not a crash and nowhere near the 40% expected, but someone will be getting a 20% or 25% discount, but it won't be those who wait to see an upturn in the index for s signal.

Real terms includes all costs of holding that investment, purchasing that investment and keeping it from peak to trough...


Foxbat told me today he witnessed one of the most telling signs of coming deflation in the Perth residential property market.

Prices have not declined 40% n Real Terms. This has been shown to you on many occasions by many people.

RBA policy is the issue. Their dual mandate is for inflation and employment, but they are more concerned by house prices.

They could easily get APRA to slow lending in selected postcodes (Sydney and parts of Melbourne) and cut rates to give a boost to the economy.

The Federal Government should also have a program of spending on infrastructure.

('N I'm not even in Perth - Where I just maybe mighta thought it coulda become a REAL shitstorm - If I'd bin thinkin' about it; But given I ain't in Perth I weren't ... :) )

So yep, it truly does have me bumfuzzled that Perth bears could be wantin' ta claim 'victory' wif tha nominal price drops havin' apparently bin as genuinely low as they has bin ta date?

Hmmm - Flesh wound at worst type stuff for mine ...

That's what I was expecting, and I had been in recessions before as a loans officer, I knew what to expect.

But a funny thing happened, the RBA slashed rates and Rudd did some stimulus, so even though I was expecting house sales to tank, what happened was people were banging on my door to arrange loans, so I had the headlines screaming "Crash" on one side but genuine buyer demand on the other. Banks got rushed off their feet because demand was well above what they were expecting - it was a case of reality not matching the popular meme.

The only other person who understood what was happening then was Chris Joye, and he got abused daily when his only sin was being right. House prices in Sydney have doubled since then.
