I'll be building some giant monstrosity on it, but i havn't decided yet exactly what.
I have said this over and over, but interest and other costs are passed onto the tenant, i think if you bears could grasp this concept you would take leaps and bounds ahead in life, but you are too fixated on the debt itself, rather than the debt servicing (which somebody else does for me - i.e. you)

Why Hervey Bay? My past knowledge of Hervey Bay is that it booms after everything else. It should boom earlier but it just hasn't in the past. That area down to Yeppoon along the coast is only in demand when there is nothing else, same around Bowen, Sarina etc. Nice areas but they just don't seem to be at the forefront.

Yes its on about a 2 year lag from qld is my understanding. Its near enough to the mining areas which explains the 10% odd unemployment, but its not a 'mining area' so to speak so there is enough going on there to support the place on its own.
I just looked at what i could get there and saw value, the temperature is good, i can see fraser island from the block. I believe you could build quite a decent portfolio specialising in just that area, bundy, hervey bay, etc. I'd only been once prior, the wife hadn't been and she really liked the area so we decided it was a good place to invest, the people also seemed to me the majority to be middle class and above, alot of people at restaurants etc, looked to me that they had a bit of money and were also doing the same thing i was investing in the area.

Yes if you look at the entire area on google maps you can see the estates that are currently mostly vacant and they are quite a way from the main hervey bay area, this will all fill up and everything in between it will end up being quite a large populated area with all the facilities needed. You can still buy cheap acerage there for under 100k, i'll be looking at that also.
I attached a picture you might find useful, i cant remember where i found it i think it was on a real estate flier somewhere, it looks fairly correct to me, might be a good one to keep handy.

It will boom when the Gold Coast and the Sunshine Coast are full, which is some time off, but it still has cycles so you might be getting in at the right time.

As for bulls eating humble pie, i dont think the bulls were telling people to buy in WA were they, i certainly wasnt. And the bears predicted the collapse of the perth market AFTER the mining boom had well and truly ended. Gee there is some skillz there lads !!!
