The thing is, I can't seem to get a clear view of the Adelaide market from abroad. It seems to have been moving sideways for yonks with no clear direction. We're considering a new apartment, and there appears to be quite a few coming on-line, but also keen for an older, bigger townhouse to live in for 5 or so years, pay it off, then upgrade to a house. What's your view on Adelaide? Hold out for a bargain apartment in a year or so? Keep dreamin'? We won't be able to buy all cash, at least 50%, but we're not keen for much of a mortgage. Would be good to hear your thoughts given the wider dynamic in Australia, but also would appreciate to hear from folks in Adelaide. Cheers!
Buy your long term permanent preference now, for me it would be a detached house. Adelaide is good buying. My firm are doing a lot of infrastructure development work of recent times in Adelaide which is normally an early indication of value appreciation to come.

Adelaide is probably a more stable market than most capitals. While prices have risen over the last year or so, there has not been much growth over the years despite the continual lowering of rates for quite some time now. With banks now raising rates out of cycle, I expect this could see some declines if it were to continue.
As far as buying a residential property, I would steer clear of a unit wherever possible. I would aim to buy a rundown house as close to the city and water as possible. A double fronted size block that would qualify for a dual occupancy in future. Just having the plans drawn up and approved can in many cases increase the value of your property quite substantially.
