The median asking price for Perth houses according to REIWA is $535k.
The median house price in the September quarter according to REIWA was $520k.
According to Landgate the median house price is around $530k, a 9% fall from the peak.
I think you will find that unwinding in Perth is almost done Chris. Might get to $520k. Might not. But if you paid $500 a week in rent between November 2014 when the market peaked and today you have spent $55,000 in rent. You have rented away every cent that you "saved". So did you "win"? Waiting 2 years and spending all of your saving are you in front? And the median house is now probably 2 - 3km further from the CBD than it was 2 years ago as well.

Who benefits from property value slowing? Who benefits from rents going up?
If rental affordability improves for a segment of a popn some FHB will buy while the going is good and aim to not pay through the nose.
The fact is some long term home owners can ride the downers and time to what suits when circumstances change.
I cannot honestly fathom why jimbo would waste $ on rent when he could choose elsewhere to buy up if he had the $$? The market enables trade ups to better areas one has to look whatever suits.
I don't know yet for my lot but when the kids grow up we aim to move from Perth and live in a more relaxed less built up part of the Oz ATM family stuff and having ageing parents it wont happen yet.
The plan is to eventually build a smart styled home and the block size is aimed as1500 square metre objective. I like timber floors like Marri, Cbus lighting and automated blinds Roman style and sunscreen attachments... however I don't like the fact that some corners of blind at floor level disengage and fray I have seen this in another persons home that's 6 yrs old.

Rent is not wasted money. I get the untility of the property without the hassle of ownership.
As long as the market is falling or flat, earnings from my sale equity outstrip anything I pay in rent.
A simple savings account would give me more than I need in tax paid interest to cover my outgoings.
We have plans but at the moment, we don't want to carry them through whilst the kids are still in education.
If the market forces our hand (a sudden upswing), we have a contingency.
Will there be a sudden upswing in prices?
Under the current circumstances, no.
If unemployment drops, migration rates pick up, rental market tightens, then prices may head north again.
And I will see it coming well in advance and we will act on it.
