So let me see if I follow:

According to your pretty little chart since 2006 rents are up about 25%. And the house itself has appreciated around 50%. While interest rates have fallen around 4 basis points.

I assume the point of your chart is to show how sound an investment property is?
"So let me see"

Yup, I hope to assist you a little like that.

Welcome to my property seminar:

Rents up 20% since 1986
Construction costs up 20% since 1986
Population up 50% since 1986
Household income up 50% since 1986

And house prices?

A bunch of wokkas have pushed them up, out of all proportion from the fundamental to 150%.

Enough knuckle dragging toerags have convinced each other that they can be rich neo-feudal landlords that they have knock the market akimbo.

In doing so, we are now propping up the most grotesque parodies of petty thuggery, turning all the property related sectors (even central banking!) into cheap Arthur Daleyesque DaDa performance installations.

And those knuckle dragging toerags are on here trying to convince people who know otherwise to become knuckle dragging toerags.
Matthew, 30 Jan 2016, 09:21 AM Your simplistic view is so flawed it is not worth debating. The current oversupply will be swallowed in 12 months. By the time dumb shits like you realise this prices will already be :?: rising.

But you are an "investor", so are attracted to the shiny headline figure :wak:
Who said I am an investor?

I have investments. I am attracted to the rents and dividends with equal affection. 3 of the houses we own will be gifted to our kids while we are alive. The remaining properties and shares will be gifted to the kids when we are dead.

It's a pretty big 'all' that can't possibly be a typo. It shows your ignorance. Either that or you've been stuck into the wife's gin.

Why do your think your f***wit mate chose 2006 instead of 1986?

The property seminars have rotted your already palsied brains.
Rent going up 20% since 1986 doesn't sound as sexy does it.
Makes the ponzi effect stand out like balls on a Barbie doll.
So you cherry pick your own date while accusing others of cherry picking.

You are consistently slimy if nothing else.

Yes I am the only person to ever post on here without proof reading first :re: :re: :re:

But there is that obsession with Blondie again mate. Send her a private message, ask her out for a drink.

She isn't my wife, I couldn't give a toss either way.

But as comical as the schoolboy puppydog love you have for her is the rest of us don't need to witness it.

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.
