At least he is spelling it correctly now. Lets see if the understanding part follows?
He certainly isn't getting any brighter, I don't hold much hope he'll figure it out.

If my houses went up $200,000 in value and rents stayed the same, do you think i've lost out?

Can you do the maths in your head or is MS calculator needed?

"IF"...............

But in the real world:

Quote:

On the other hand, Darwin (-14.1%) and Perth (-9.4%) recorded sharp rental decreases in the last year, dragging the average amongst the capitals down. Brisbane (-1.1%) and Adelaide (-0.3%) also saw decreases, while average Sydney rents stayed unchanged.

Back peddling now?
Not entirely sure what you are doing. Work it out and let us know.

You definitively said that Rents were Rising:

And prices are rising in Sydney and Melbourne faster than rents are rising.

But rents are rising.

And so are property values.

So the property investor in Sydney and Melbourne has to suffer through increasing property values, and increasing rents, but a reducing yield?

I referred specifically to Sydney and Melbourne.
My only hope for my three boys is that they turn out nothing at all like Chris.

Stayed Unchanged is a Rise?

And even better........
Quote:

Cameron Kusher, research analyst at Core Logic, believes we’re unlikely to see an overall increase in rental prices any time soon.

“As long as wages growth continues to stagnate, coupled with historically high levels of new dwelling construction and slowing population growth, landlords won’t have much scope to increase rents,” he says.

Who would have thought......

So yields fall when prices rise. That would be a surprise only to you.

And prices are rising in Sydney and Melbourne faster than rents are rising.

But rents are rising.

And so are property values.

So the property investor in Sydney and Melbourne has to suffer through increasing property values, and increasing rents, but a reducing yield?

How will they ever manage?

Having a higher asset value and more physical money generated from that asset.

You are an idiot.
:o Look at those rents go! (Blue line) :o

Edit- or should I say "flat line"

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.
