My cheapest house is currently rented at $535 per week. Why would I rent it out in 4 weeks at $345 per week?

You are deluded I will give you that

We get it.
Pussy. Make the bet or stop talking shit.

Coward.

I'll make the bet with your house too.

So on your unit you thought you'd secure it at $345 after advertising at $360. So about a 4.2% reduction.

So for the house you'll end up getting $512 after 4 weeks for a 4.2% reduction.

If you fail to achieve that then you pay me the tenant's gain. If you achieve that I'll pay you the landlord's gain. I'll do it with any bullshit story you come up with. Cos I know you're a coward and I know you are talking pure shit.

I answered the question and You obviously don't like the Answer....But here it is again:

1. No Govt has ever Defaulted on their Debt............

2. People never Go bankrupt either.........

Great so your argument is again DEBT does not matter...........But it seemed to matter Before During and After the GFC......

International Monetary Fund warns on exploding private debt

List of sovereign debt crises

Now...I wonder which Sovereign Country had its own currency..............
Well if you scoop shit out of your own arse and eat it food price increases do not matter :bl: :bl: :bl:

Now there are people that do that...

This year has the rate of Rental Increase kept up with the rate of Inflation.....
Irrelevant. CPI is made up of a broad basket of goods. All that matters to a property investor with debt is funding costs, rates insurance and taxes, and rents received. When rents are rising, and interest rates are falling the investor wins.

Make the bet

How exactly do you propose I do that? You are yet to articulate what you expect to achieve or how you expect to measure it.

So on your unit
I don't own any units.

Quote:

If you fail to achieve that
Fail to achieve what? The first thing you are assuming is that I will have a tenant demand a 20% reduction. I know my tenants well and do not believe that will happen. The second thing you assume is that I will have a vacancy. There is no evidence to suggest I will. The third thing you assume is that after a vacancy I will have to drop my rent after a period of vacancy to attract a tenant.

Deluded. You are aptly named, I will give you that.

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.
