Given I have stated that I don't intend to sell (nor do I need to), I have no debt and I will live here until I die at a reasonable age (god willing) why would that concern me exactly John?

If you wanted to live the western suburbs lifestyle like Gina but couldn't quite stretch to Peppy Grove, you could always settle for the windy side of the river and buy in Applecross where you can look over the water to where the proper rich people live.

That $200k a year contract job you got during the mining boom would easily cover the mortgage on a $900k house three streets back from the water.

But if price growth was minimal or negative and the $200k job went south along with the price of Iron Ore, no worries mate.

You can always win it back with make believe special offer bets with non existent bookies.

Or you could start a blog.

Or you could call everybody a farking carnt.

We have sold 4 properties in perth and bought 10 in Margaret River

We still have the bulk of our investment in perth.

I am not sure if you realise the complexity of the question you have asked.

If I had a suspicious mind, I would imagine that you were Mikey, Matey or Skammy trying to beef up the Perth property market.

But, taking you on face value, you have sold a house to trade for another house in the same city.

Why? Do you need more rooms? Do you want to be closer to something?

And you sold your house without having anything lined up to buy?

It's an unusual approach you have taken to moving house. One which I wouldn't take and I am pretty sure anyone with half a braincell wouldn't take.

But seeing as you have done a very strange thing, you couldn't have picked a better time to do it.

3,000 more than a year ago, 7,000 more than two years ago.

Don't panic buddy. Even if you can't afford to buy, there are 12,578 rentals available in Perth right now at renter friendly discount prices.

No I did not beg for help! I asked what the future holds for Perth basically, just wanted some thoughts?

This isn't a blog it's a forum last time I read!

we are tied to my local area due to schooling so no I cannot buy anywhere in Perth.

It seems all you are superior in is putting other people down for their lack of confidence in the buying and selling process, not helpful at all.

I could have spent the same amount of money on an equally nice house in Cottesloe. I like where I live. Always wanted to live in Applecross. Happy with my selection. Will not move.

Moving on.....
Dimshit called a 25% crash by November 2014 and has been paying for his hunch ever since. Whatever he suggests do the opposite.

Right now I intend to buy $5,000 per month of the Pound until the Pound gets back to $1.65 for two reasons. Firstly Dimshit said it will not get to $1.65 this year and it is sitting at $1.6033 and secondly the 10 year average is $1.87. Once it gets to $1.65 I will hold it until it gets to $1.85 when I will cash it in. I plan to hold Physical pound, not invest in bonds or anything else. If things go to absolute shit we will holiday in the UK in the future and spend it.

For your situation if you have opportunity to service a $430k mortgage with a $160k income on a $700K+ family home I would buy the first house that suited us and pay it off in 7 years.
