Some good advice here for any potential buyers in Sydney that are breaking out into cold sweats at night dreading their purchasing inaction. Dont throw caution to the wind and just buy now to be done with the pain, keep a cool head and go through a process and everything will be alright.

Preparing to purchase a home can be a period of nerve-wracking anxiety for any homebuyer. As a first time homebuyer you have a course in front of you that is sure to include uncertainty, excitement, confusion and frustration – at times all in the same day, maybe even in the same hour. By arming yourself with preparation and knowledge you’ll have a much better chance of having a positive home buying experience by ultimately reaching your goal of fulfilling the Australian dream of owning your own home.
Follow these seven steps and you’ll be well on your way to owning your own home.
I think the nervous buyers amongst us still have time to get in but they would be far better off buying an investment or house to live in in Brisbane and they would double their money in half the time.

This 'thought bubble' was wrtten by an American real estate agent and like you has zero credibility.
Go back to your room and wait for mum to call you for dinner, try not to pull yourself stupid over real estate propaganda, that's almost impossible for you but I'm concerned your mum spends enough time trying to unstarch your sheets and tube socks.
yup, when it comes to buying here I'm out - We got a nice rental on a big block less than 30 mins bus ride from CBD. Wife still livid that I vetoed the purchase 3 years ago but she's not the one bringing in the big kahunas, so she can deal with it. Also I'm looking at a couple of opportunities in I.T in the States (Amazon/eBay and the like are hoovering up aussie developers ATM) so I might just move there if the crash doesn't materialise soon.
Luckily as an aussie you have the E3 to fall back on, big changes announced here recently about restrictions being place on H1b's being placed into the computer industry that will have a lot of west coast HR people running to cover their butts as hard to fill quotas.
Big problem for you is the numbers look great until you are on the ground trying to find a rental for you and the rugrats and you realize grass is always greener on the other side of the fence......
This good lady says that you should stop worrying about buying your first sydney property and go and buy out west instead.
At least she cares for their plight, which is rare to see in this atmosphere of greed.

Ms Church said a solution to the issue would be to find a way to attract first home buyers out of Sydney and into the bush where home loan deposits were much lower.
“Up here it is more achievable for first home buyers, our property market is a lot more affordable,” she said.
“I obviously worry about the young first home buyers, because how they can by into the market in Sydney – I don’t know.
I agree. I'm holidaying on the Gold Coast at the moment and prices around here are quite affordable. You can buy a 2 bedroom apartment for $400k within a couple of blocks from the breach or an older house for not much more. The amenities and standard of living here are great.
If I couldn't afford Sydney I'd definitely consider living up here. Due to the population levels here I can't imagine there are that many jobs that are unavailable in this area (unless one lacks imagination). I have my own business with a client base in Sydney but live here and service them remotely - sure I'd likely lose a few but the cost of living would be less and I'm sure there would be opportunities to replace some of those clients with Brisbane/GC clients. I'm happy in Sydney so this is not something I'm considering thougb.
