This line from the report sounds ominous lol:

I've mailed that link off to a dozen people. It's shocking. Somebody on another post compared the current period to the Phony War Britain had right after 1939 but now the Blitzkrieg seems to have started up.

Volumes are down because immigration is down. New people buy houses, people already here trade up or downsize. But trading up costs money. Selling costs, moving costs, stamp duty.

Of course, we could see a ramp up in migration. All we need are the jobs for the migrants to do and at the moment, unemployment in WA is higher than at any time during the GFC.

Unless of course we are still in the GFC. Maybe the early stages?

My landtax bill just went from $5,000 to $8,000 on a 3 by 1 in Highgate.

Soon the costs will exceed the rent.

And if i added in interest at say 4% then i am way out of the money.

I'm not necessarily convinced that you always tell us tha whole story on everything Musty - So two questions:

1. When did you buy it, and

2. If you were to sell it 'now', how many dollars in capital gain (or loss) would you estimate you might make on it?

And ta cum up with a total bill of $7,930, I had ta type in a land value of $1.5m?

So I repeat:

$1.5M??

But it has development potential.

So who knows its true value.
I paid $175,000 for it.

Well, it sounds to me like it's been a reasonable investment then.

And if paying the annual land tax while you continue hoping it will continue being a reasonable investment is particularly onerous to you, then you can simply sell it.
