Again, please provide a link to anyone (other than yourself) who states that all new supply is a function of REIWA reported land sales multiplied by 1.09.
92% of all blocks created last financial year are suitable for a single dwelling.
5% of all blocks could house two dwellings depending on zoning. You would need to exclude regional blocks from this.
3% of all blocks created could house 2 or more dwellings. Again you would need to exclude regional blocks and places like Roleystone for example where people like to live on 2 acres from this.
Median block size is 384sqm.
As I said knob rubber it is the observation of a mate who works for one of Perth's largest builders. It is an observations supported by the proliferation of listings in REIWA for blocks less than 350sqm. It is also supported by the above link.
In fact as I said yesterday the first 200 blocks listed will yield a total of 220 dwellings.
Just saying I am wrong is not enough cockstrokerDim. Do some f***ing research and actually prove it, of f uck off you dumb f***
On another note, I just noticed rental listings have dropped below 13,000. They were almost at 13,500 a month or so ago. The trend last year was that rental listings rose quite fast to July, and then dropped back in August and then again in September before rising again. This was the same as the year before that also.
Unlike the previous two years, Perth construction jobs have now peaked, the only state to do so , so far. So it will be interesting to see how it goes from here.
This will be like an insight into the future direction for our economy, not only for Perth, but for Australia to a great extent.

Haha the anger inside you must be immense Matthew. I guess the pressure of a falling market does that.

I am not angry at all.
I am frustrated that the king of the bearshit circle jerk refuses to do any actual research into the topic rather than just saying I am wrong, but he is a f ucking peanut so what can you do? You personally? I am sure you embrace his bullshit because it suits exactly what you want to hear.
My only hope for my three boys is that they turn out nothing at all like Chris.
Did this APF server crash for a few mins just now?
Newjerk? can you try harder than dig up another person's blog. Yes Matey, but nowhere does it state that new supply is a function of REIWA reported land sales multiplied by 1.09.
Remember your undersupply theory Matey?
Your claim was...
Quote:
Just 71 blocks of land. Enough future housing for 177 people. But on average 644 have arrived. Once construction completion and with it supply peaks (may have already given listings are slightly edging down) the oversupply will erode at a rate of around 250 - 300 dwellings per week.
Matthew, 30 Jan 2016, 09:21 AM Your simplistic view is so flawed it is not worth debating. The current oversupply will be swallowed in 12 months. By the time dumb shits like you realise this prices will already be rising.

The peak so far was 13,275 around four weeks ago.
It is now 12,921.
(this is looking at realestate.com.au listings).
Correct that rental listings began climbing again last year in September after a slight fall in August. Same the year before.

Seriously? not worth getting worked up about.
