New block sales make up a bit of it, warehouse conversions make up another bit, a couple of old houses on big blocks knocked down to make a 10 storey apartment building make up another bit.

Even if a third of these are replacement properties with only 13,333 actually adding to new supply, that is enough housing for 33,000 people (@2.5 per unit).
Last year, 30,000 people were added to the population in total with the trend in numbers dropping sharply in each quarter.
Chances are that this year we will add around 20,000 new people with enough new supply for at least 33,000 people.

If more people turn up and place a demand on housing, more land will sell Matey. Because that's what people do in Perth Matey. They arrive here, they rent somewhere then buy a block and have a house built. It's part of the Great Australian Dream that they come here for. The government gives them incentives to buy land and have a house built. There is no shortage of blocks for sale. There is no shortage of places for them to rent whilst they have their dream home built.
