looking at high schools - I don't know the primaries in these areas
Thank you.
Current price range would be $600 - 800K. [Edit: looks like I'd have to boost that to >$1M for Churchlands. Not impossible, but it would preclude keeping our current home in QLD as an IP, which we were hoping to do if we had to move at all.]
High schools don't worry me for now, we'd likely move again after 5ish years, and there's only the one young one to worry about.
Anyway, it's still conjectural, and still likely to make more sense as a NFIFO role if it happens.
Assume for the sake of argument that I'm close to landing an ongoing production job at BHP, FMG, or RIO.
While I'd prefer to remain in BNE or MEL; if not offered that choice where do I look, in Perth?
My overwhelming consideration would be finding a top-o-the-charts state school for one pretty bright child, age 7.
Where would a native Perthite look, for that?
How long are you planning on living in Perth? If less than 5 years then rent. You have a PPOR, turn it into a rental and hold it. You will not get back stamp duty and sell costs if less than 5 in the current market.
newjez is right with the schools, but also look at what your bright child wants to do outside of being bright. If they want a sport life balance that does not involve volleyball then Rossmoyne may not be for you, and Willeton may be (for example)
There are good schools in Trigg, Como, North Beach, Claremont and Wembley that also tick the box.
At $800 or $900 a week rent, you have a plethora of choices for quality rentals. but if you have an ongoing production job closer the airport and river the better I would think.
Good luck to you, whatever you do for your wife and kid(s)
My only hope for my three boys is that they turn out nothing at all like Chris.

Tend to agree with the renting idea as you have a PPOR which you can rent out back in QLD. There is a lot of choice in WA at the moment. If you would prefer to buy, rent first and get to know the city and its surrounds.
Don't agree with being close to the airport though. You only commute twice a month on a standard FIFO swing so anything within four hours or so from the airport is commutable.
This opens up some of the country towns in the south west (Busselton, Dunsborough or even Augusta).
If you are going to live in the Metro area, put your child in a private primary school. You will pay a heavy premium to live in a top public school catchment but practically every suburb has a private primary or two.
Matthew, 30 Jan 2016, 09:21 AM Your simplistic view is so flawed it is not worth debating. The current oversupply will be swallowed in 12 months. By the time dumb shits like you realise this prices will already be rising.
Hello stubby, sorry I dont live in Perth and cannot advise on particular areas for you. But some things to consider are these, firstly there has been some good advice from others here. When moving to an area or state you are new too, you need to get a feel for things. You dont want to jump in head first and then realize you should not have bought where you did , and wished you bought into a better area or surroundings that you discover after purchasing. So in many cases you would be better off renting to give you time to DISCOVER the best places and areas for yourself and family.
Other things to consider are these. Mining jobs are depleting , how secure will your job be there ? What if it does not work out ? This is also why younshould rent first, to establish yourself and secure your position there before you fully commit. The other thing is rents are falling quite fast and literally getting cheaper by the week. With all the buisiness decline and overbuilding and amount of property on market, rents will just get cheaper, as will prices, another reason to rent, sit back, establish yourself there and take advantage of falling rents and prices. Basically there is certainly no rush, there is very little to support rents or prices from here and plenty working against them. Both will keep falling no matter how low rates go.
Sit back, establish yourself there first with your job position, enjoy the falling rents, and ultimately end up finding the best area you can for your family at a much cheaper price than current prices. Just like rents, prices will fall, and for quite some time to say the least.
