Planning Minister John Day considers micro-blocks for Perth’s housing market

Fremantle councillor wants to launch ‘tiny house movement’ in Perth

Houses on blocks as small as 65 square metres could soon be popping up in Perth suburbs if town planners are successful in their lobbying efforts to change state residential zoning laws.

The “micro-blocks” would be almost half the size of an existing minimum residential green title block, which currently stands at 100 square metres.

But what would a house on a block that small look like?

Home buyers in other states such as Queensland have already jumped on the housing affordability initiative with some purchasing blocks as small as 45 square metres.

The floor plans reveal a surprisingly livable space.

The Nano loft home design used in Fitzgibbon Chase, Queensland fits on a 54 square metre block and features 90 square metres of living space including one bedroom, a shared kitchen and dining area, living area and single carport.

Perth-based CLE Town Planning and Design director Jane Bennett said house and land packages on micro-blocks in Queensland’s urban fringes were typically priced at about $250,000 to $280,000.

She said Perth’s zoning policies needed to “play catch up” to other states in order to allow WA to provide similar options to home buyers.

“These kind of homes appeal to young purchasers like kids moving out of home,” Ms Bennett said.

“It gives them a choice on a green title block so they’re not wrapped up in a strata.”

Ms Bennett said houses on 100 to 200 square metre blocks were already proving popular for builders in Perth’s outer suburbs but argued the innovation needed to be rolled out in established suburbs too.

“It does have an affordability driver to it so at the moment the smaller blocks are in greenfields locations,” she said.

“I believe it is a product that should be in infill locations as well – around train stations, town centres and mixed use areas.”

A working group led by the WA Planning Commission is investigating the suitability of micro-blocks in Western Australia.

WA Planning Minister John Day is expected to take advice from the group and make a decision on the micro-blocks in the coming months.

“Proposals for innovative housing products that can potentially support housing affordability and diversity while maintaining a high level of liveability and amenity, are of great interest to me,” he said.

The crashing Perth rental market must be scrambling your brain.
Property acquisition as a topic was almost a national obsession. You couldn't even call it speculation as the buyers all presumed the price of property could only go up. That’s why we use the word obsession. Ordinary people were buying properties for their young children who had not even left school assuming they would not be able to afford property of their own when they left college- Klaus Regling on Ireland. BP, you're comedy gold!! They can't sell standard blocks now but you reckon the next boom is going to be in micro blocks bwahahahahahahahaha

Reverting to mean would be the best option for Perth, current indicators suggests it will sink well below.

They're retirement homes for an aging population.

Question is - what happens to all the 4x2's they leave behind?

Answer is sadly, that they drop dramatically in price.

Not a problem, unless of course you own a lot of over leveraged 4x2's.

Seeing it in the UK now. 2 bed bungalows are going for more than 4 bed houses in some areas.

This idea of owning a big home, downsizing to a smaller one and living off the cash is pie in the sky. The demand for big homes, and the prices will just fade away.

If I was going to invest in property, I'd be looking at small and many. The days of the family are over.
