Perth Market - Time to buy or hold?; Market 0-24 months

Hey guys,

Here is my first ever blog (be gentle)



Currently in the process of planning my build with dale alcock within the new one71 estate in baldivis WA, total house and land package estimate after all final adjustments... $530,000 for a 450m2 block, 4x2 with theater, study, LED downlights and 600x600 rectified porcelain tiles and a very nice exposed aggregate driveway and alfresco. Growing concerns though at what is already out there for the same price or just a fraction more with a year or 2 year old house but a much bigger size of land!

Get to the point Simon...

I know im making upgrades, possibly over capitalizing.

Do I build, hopefully the house is worth what I've paid for it?

or

Do I buy something established at a slightly fallen property market?

Any ideas or comments are very much welcome :D

This forum would have its fair share of people who have paid over the odds for something they really liked/wanted.

A house is no different, if it is what you want and are going to be in it for 10+ years what does any momentary blip in its value matter.
It's a lifestyle/personal choice purchase.

A financial choice property purchase would focus on what/where will the future gains be made.

There are some people who seem angry and continuously look for conflict.

There is always a premium to paid for building new as there is a 10% GST on new builds. Unless you have your heart set on a particular house design that will suit you for life then buying established is the better decision financially. Also you can move in straight away saving thousands on rent.
Are floors and aircon included?

This one probably has about $100k of added extras eg pool - decking, solar panels etc and is on a 716sqm block.

I don't understand.
Have you already committed yourself to Baldivis?

Don't go building over the top there, when ever I've looked at family type starter burbs I would look carefully at what's going to sell easily nothing weird or ugly in design in the future especially in burbs that are starter areas.

Reviews are about people experiences what's worked for them may not work for you ... Vice versa.

Same principle as a restaurant review, would you totally trust all the positive and neg reviews before trying the food yourself?

You get a package it may not go well but sometimes its ok until you trade up.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

If you do not intend to spend a decade living in that house, then there are better ways to spend that money.
My only hope for my three boys is that they turn out nothing at all like Chris.

Yes
There's other better burbs, which can provide better but each to their own its a step to start out.

My first PPOR was in Ballajura back then it was still a relatively newish developing family burb, I got rid of it before the burb became super-sized sea of homes. There's differeng parts to this burb now. IMHO it became too biggish which can be a negative not a positive to a burb. Another burb that's been allowed to supersize has been Ellenbrook .
