Termite Warranties; First Home Buyers

Hi guys,

My girlfriend and I have put an offer on a house. We'd had the building and pest done and have a week left to sort out finance. As we've never purchased a property before we're really a bit clueless when it comes to certain things. The building inspector said the house overall was good, mentioned a small thing about the roof not having moisture barrier and the patio foundation not being great (he reckons it will collapse with more than 10 people on it - it's only 10cm off the ground).

What I'm really concerned about though is the termite warranty not being valid. He says the house has a great barrier (I don't know the name but it's some orange sheet under the brick and under the concrete foundation) but the owners haven't had the installers come around each year to check that it's still okay and keep the warranty active. He also states that because the patio was built right up to the brick and ABOVE the orange termite barrier the warranty is void (you can't physically see the barrier anymore) and needs to have the installers come check it out. He states the patio could be a path for termites to travel under and get to the house. There was no evidence of any termites. I'm Canadian and have no knowledge or experience with termites; is this something we should be concerned about? We put in our special conditions that the owners have someone come around to reinstate the warranty but they rather rudely rejected it.

If you trust the termite inspector, then simply put an offer in that accounts for the need to replace the deck (Patio).

The warranty may be void, the if the barrier is still working, then having the orange barrier visable means it can be inspected correctly into the future.

What's done is done, if there is no damage, then the house just needs some repairs.

When this change came in they asked me to tell them if any personal loans were incorrectly classed as investment, which I did, and they switched them to personal for the lower rate. They also had a couple of investment loans incorrectly classed as personal. They didn't ask me about those. So they stay on the lower rate too. Worked out pretty well. :)

You should check out what the original warranty actually guaranteed.

I doubt it was to replace any damage done by termites.

Anyone aware of any companies that guarantees their product to the extent they'd repair damage?

Nope... even pest inspectors have lengthy legal terms in their inspections to cover for them missing termite damage...

I'd actually be more worried about the analysis with the damp roof.

After 'dry rot' problems, Termites love damp timber.

I have noted earlier on this forum the future problems that will arise from cheap Chinese insulation rotting out roofs from dodgy our non existent vapor barriers.

None. But there are plenty for sale in the suburbs, the trick is to outbid the speculators for one and rescue it before it gets demolished to build a pine frame particle board junker.

Lol, it does help.

We bought a 90 year old house that was mostly hardwood... it had not stopped the termites... they ate right up to the roof trusses... through soft and hard wood...

Oh well, we knew before settlement date and were ok with condition and costs... now hafe lots of bait stations and ansupply of hormone paste...
