Michael Matusik had this to say about the Rockhampton housing market on Twitter yesterday.


He meant " the Rockhakpton sewerage works is under supplied".

Easy mistake to make.

Either way we can't ignore the facts, Rents and Home Prices are going down the gurgler in cockhampton, an investors double nightmare! No capital gain (actually a loss) and yields falling below repayment costs.

I wonder if depot hill gets a discount on rates because the shit water doesn't have to be pumped more than a km away?

New lease signed today
Rent dropped on this one from $360 back to $350 with a 3 day changeover.
Bear in mind when first built I was getting $180/week on these so have they dropped - yes, but they have gone up a hell of a lot more.

Now for the extra bonus points. :tu:
Tenant wants a dog, I usually don't let them have them in these ones because they dont have suitable pet proof fences in place.
No problem says tenant, he is a fencing contractor and will put on in for us at his expense as long as he can have his dog.

Sounds like a win but keep an eye on him. Some peoples dogs could effectively destroy an entire house.

Just peruse the first 10 or 20 listings and it's clear there is real carnage in that market. Some dumps have risen by $10 in the past few years (Yippee) but most have falling a lot. It just goes to show that waffle heard in a hotel seminar room doesn't equate to profits in the real world.

True, though he has long term history with my PM, is well recommended and she says he will be a good fit with the others I have side by side.
She goes above and beyond most PM's and tries to get tenants that'll actually get on with each other - she has done really well with the others, apparently one bakes and gives goodies to other tenants, another has BBQ's and gets them over , one is an avid gardener (ex Botanical gardens) and keeps the front of mine and some other neighours footpaths and gardens looking great.
If this guy is as good as she says it'll be easy for her and trouble free for me.

With rents and prices falling there, some might be able to save and buy a place of the own. See the advantages when prices of both are cheaper. Investors might be forced to look for real investments, rather than watch the grass grow......backwards...

Looks like a win win, cheaper rents, cheaper prices, these people have more money to now spend elsewhere in the economy, and landlords forced into real investments, not ones that hinder the younger ones looking for a roof over there heads.

Ride if all the way down frank ? Where do you cut your losses ? Honest question....
