He is a complete dickhead. $380 would get you a 3 bedder 15-20km melb CBD, who the heck would pay that to live in Rocky.

$165k to own but paying $380pw in rent??? Does he believe his own horse shit or what?
Fuck you are dumb as you and your thicky mates have proved ad infinitum

They cost me $165k to BUILD
You will pay $330k to $350k to buy or pay $380/week to rent

Signs of Gentrification
Just like what happened in the shitty inner city Brisbane suburbs that have now become the most expensive and most sought after
Not expecting Depot Hill to be the most sought after or most expensive but there are very obvious indications that there is money being spent in the are both in housing and infrastructure.

$545,000 and a definite flooder.

Shadow - Defrauded his Bank ? 2015 I have 9 different loans and my bank had no idea which ones were personal and which were investment. They had half of them classed incorrectly. When this change came in they asked me to tell them if any personal loans were incorrectly classed as investment, which I did, and they switched them to personal for the lower rate. They also had a couple of investment loans incorrectly classed as personal. They didn't ask me about those. So they stay on the lower rate too. Worked out pretty well. :)
Shadow - 2008 Sydney Median House Price 1.25M by 2014-2015

Shadow : I think this boom has already begun in several cities. My prediction :
Peak of boom: 2014-2015. Sydney Median Price: $1,250,000 Bottom of bust: 2017-2018. Sydney Median Price: $1,100,000

90% of rentals in depotHill average $250 or so yet fwanks seem to be in the top percentile, even though they regularly flood.
What a load of shit you sprout fwanki :lol

He's a complete tosser, and he'll get mauled on this thread as he always does but he never learns. Gentrification lol "PLEASEEE"
Maybe if the sewage treatment plant wasn't at the end of the street. But that's a big maybe.

Yep, It has had a few owners and we even went to an auction about 10 years ago but were only prepared to pay $60k - I think it sold for high $100's from memory.
They threw an inordinate amount of money at it thats for sure but it's still a sign that there is something going on in the area and others see the value in inner city property.
Get some more like this happening and the sheep will follow, just like they do in any near and inner city areas, even those that are flood prone.

add: previous sales - it was the 2006 auction we had a run at it.

And that's the sort of house that might fetch $350. Not some dump a scabby landlord spent $6000 on.

Yes, i saw the 2007 sale price... they must have spent quite a bit to improve it overmthat 8 years... i wonder what the net profit will be after all that timemand money once a final sale price is agreed..

Worth keeping an eye out for when it sells... frank, want to have a guess at how much money they spent improving it ? My very rough guess is 200k, but its just a wild guess...

Onthehouse guess on value is only $261,900 to $295,900, but it does not take improvements... still, might be a small net profit.

Once again the forum expert shows us all what truly first class analysis is.
So am I on ignore or not fwank? You're like a woman constantly changing her mind in this regard. Why don't you take a nice long ride on that cheap scooter of yours and clear you head. Don't take the commodore, you don't want to come with another boot load of crap from a curbside cleanup. You know how the little woman hates that.

Just peruse the first 10 or 20 listings and it's clear there is real carnage in that market. Some dumps have risen by $10 in the past few years (Yippee) but most have falling a lot. It just goes to show that waffle heard in a hotel seminar room doesn't equate to profits in the real world.

Australian Property Forum is an economics and finance forum dedicated to discussion of Australian and global real estate markets and macroeconomics, including house prices, housing affordability, and the likelihood of a property crash. Is there an Australian housing bubble? Will house prices crash, boom or stagnate? Is the Australian property market a pyramid scheme or Ponzi scheme? Can house prices really rise forever? These are the questions we address on Australian Property Forum, the premier real estate site for property bears, bulls, investors, and speculators. Members may also discuss matters related to finance, modern monetary theory (MMT), debt deflation, cryptocurrencies like Bitcoin Ethereum and Ripple, property investing, landlords, tenants, debt consolidation, reverse home equity loans, the housing shortage, negative gearing, capital gains tax, land tax and macro prudential regulation.

Forum Rules: The main forum may be used to discuss property, politics, economics and finance, precious metals, crypto currency, debt management, generational divides, climate change, sustainability, alternative energy, environmental topics, human rights or social justice issues, and other topics on a case by case basis.
