Recently we had to request that a large tree was removed from the backyard of our rental because it was beginning to die, which represented a danger to our children who played underneath it. It cost the landlord thousands.

Since the rental yield in Sydney is so poor you would expect most if not all the properties to be negatively geared, I wonder how they afford the shortfall on each property and un expected costs that invariably pop up?
It's amazing how each property can be purchased will equity accumulated in a property purchased a few month earlier, it can work if prices continue to rise but with clearance rates cooling the party might be coming to an end...

Plus they buy houses that are "below market value" (which I always thought was whatever someone was prepared to pay for it? But what do I know?).
